Location

In the heart of eastern Provence, north-west of Nice and close to the village of La Penne, an ancient site developed by the Templars housing the famous Notre-Dame du Plan church and its cemetery. The property, close to the sacred site, stretches down the hills from the tip of the Cumi forest towards the hamlet of Saint-Antonin. It is accessed via a forest road. Totally encircled by nature, a haven of peace, the proximity of small villages within walking distance makes daily life easier.

Description

The property covers the top of a hill with a gentle, undulating terrain. This is a spot where nature is fully preserved, in the heart of extensive unspoilt woodlands. Several villages are just a few kilometres away, on either side of the estate, including La Penne, Puget, Thenier and Roquesteron. The main building, an old renovated stone farmhouse, is situated above a large, flat meadow with a pond and a shed. A spring supplies the property with drinking water. The rest of the estate is made up of beautiful and vast woodlands, part of the Cumi forest to the north, and of the Pali National Forest to the south.

The house

The former farmhouse, probably dating from the nineteenth century, is built in local stone, with thick walls, covered with a gable roof of monk and nun tiles on a wooden truss. This is a typical mountain farm building, rectangular and simple in its volumes. Large windows open to the south, offering a panorama as far as the eye can see. The living area is located on the first floor, with the basement still providing space for further development.


First floor
This is the main floor with the entrance door at the rear of the building. From the entrance, a hallway leads to two generously sized bedrooms with bathrooms facing west, a small reading room, a fully equipped kitchen and a spacious living room with a fireplace and large windows. The walls feature exposed stonework, and the ceilings are supported by large exposed beams. The floor is paved with large tiles.
Garden level
Access is either by a staircase from the first floor or by an independent entrance directly from the garden. A large bedroom with bathroom is followed by open spaces that lead to a technical room. At the rear of the building, a small cellar is accessed from the outside only.
The parklands
The park comprises about 20 ha of oak and pine woodlands in the hills between two valleys and about 1 ha flat pastures below the building. At the heart of the meadow lies a natural pond of about 600 m². The soil is rich and fertile, and the natural conditions are optimal due to the presence of large reserves of sand at shallow depths, guaranteeing general drainage of the land and at the same time constant irrigation by numerous springs or underground streams. One of these springs, close to the house, provides water for the household.

Our opinion

Completely immersed in vast wilderness, surrounded by woodlands with many springs, and enjoying a rare and extensive meadow with its pond, the property, like an eagle's nest, dominates the surrounding hills. At a reasonable distance, there are several villages or hamlets which, beyond their cultural interest, allow for day-to-day shopping. The old stone farmhouse has been soberly renovated and blends in seamlessly with the landscape. A place to unwind and sojourn in the heart of the southern countryside.
