Location
The former heart of this municipality is symbolised by Place de la République, on which stands the Saint-Rémy church. This masterpiece of 15th-century flamboyant Gothic style architecture has been a listed historical monument since 1928. The neighbouring streets with their convenience stores, cafés and restaurants contribute to the district’s warm ambiance.
The municipality is ideally situated at the gateway to Paris and boasts a peaceful living environment while enjoying excellent connections with the French capital. From this address, two metro stations on two lines can be reached on foot within ten minutes: Malakoff - Plateau de Vanves on line 13 and Corentin - Celton on line 12. The Gare Montparnasse railway station is within several minutes reach on line N of the Transilien network via the station in Vanves. There is an intense cultural scene, with, in particular, a theatre that is a reference for its modern programme in the Île-de-France region. It has also played host for almost thirty years to the renowned Artdanthé dance festival that is much appreciated by aficionados. The venue also includes an arthouse cinema with family-friendly programming. Furthermore, the address is close to an excellent public primary school as well as the prestigious Collège & Lycée Michelet junior and senior high school.
Description
A door with a lock leads to a staircase that climbs to the two floors of the living areas. On the first floor, there is a vast, almost 70-m² room that also possesses large windows. It also includes a large, wooden central island unit fitted with cooking hobs, a sink, plus a stainless-steel oven and microwave oven. A separate lavatory, a large shower room and two offices can also be found on this level. A second staircase climbs to the second floor where there are two bedrooms with skylights, as well as a lavatory and a shower room.
The building has been completely restored based on the model of the previous workshop which was damaged in an accident. All the windows are aluminium and double glazed. The property is well insulated and boasts a French energy efficiency rating of C. It could be divided into several lots, depending on the project envisaged for the place.
In front of the building, on a shared outside space, it is possible to install a table and several chairs or occasionally park a vehicle as long as it does not hinder movement and access. The setting is enhanced by a small, flowery garden. Next to the loft, it is possible to purchase a small covered area that could be used for vehicle parking.
Our opinion
This extraordinary loft and its peaceful, non-overlooked location are situated in one of the most pleasant neighbourhoods in Vanves, which is a dynamic town very close to the French capital. The placement and distribution of the openings means the building, which faces north as many artist’s studios do, is bathed in light, with no reflections or significant shadows. This property is perfectly suited to an artistic activity or an architectural office, with living quarters situated above. It also lends itself to other possibilities for arranging or dividing its volumes.
