Toulon-Hyères airport and Marseille airport are respectively 30 minutes and one hour away by road.
Description
The villa
The oak entrance door has a glazed section with a wrought-iron grate. Above it there is a fanlight. This front door leads into a corridor that connects to the ground-floor rooms. A broad central staircase takes you to the two upper floors and to two intermediate-level lavatories. A skylight brings in natural light here.
The ground floor
The hallway connects to an office on the right. This office could easily be turned into a bedroom. Straight ahead from the hallway there is a kitchen with two doors that lead outside. And on the left, there is a dual-aspect lounge that looks out at both the street and the garden. The floors of patterned cement tiles, the 3.3-metre ceiling height, the ceiling roses, the cornices and the fireplaces – made of brick, marble and sculpted wood – give the whole interior real charm.
The first floor
A landing connects to four bright bedrooms. On the garden side, two of these bedrooms lead out through French windows onto a broad balcony. They have terracotta floor tiles and they are filled with natural light from a window, French windows and a roof window respectively. Two loft spaces up here, offering a combined total floor area of 30m², could be converted into bathrooms or shower rooms.
The basement
At the end of the entrance hall, next to the kitchen, a door takes you to a wooden staircase that leads down to the basement. This basement has a 22m² floor area and a two-metre ceiling height. It could house heating installations, a wine cellar and a space for storing gardening tools.
The garden
The garden covers 300m² and faces south. You reach it from the house’s ground floor, which is at the same level as the garden. A 21m² terrace edges the lounge and kitchen, stretching across the whole width of the elevation. This terrace offers a pleasant space with a floor of terracotta tiles. The first-floor balcony above this terrace provides welcome shade from the sun here. Beyond it, there is the garden. A fig tree and an avocado tree tower in this lush outdoor space. This garden needs to be neatened up. An ornamental pond, or even a swimming pool, could be built here.
Our opinion
This villa, tucked away in the highly sought-after neighbourhood of Le Mourillon in the city of Toulon, is waiting to be renovated. Its embellishments remain intact, but its past splendour needs to be brought back. There is much work to be done on this dwelling, yet its potential is undeniably huge. It offers 210m² of total floor area spread over many rooms. And the plot is nestled in absolute calm with shops and beaches just 10 minutes away on foot. With its seven bedrooms and south-facing garden where a swimming pool could easily be built, this remarkable property would be a delightful home for a large family or a magnificent guesthouse in an environment that guarantees tranquillity.
