between Bandol et La Ciotat, in a 70-hectare private estate by the seaside
Location
This property is located in the western reaches of the Var area, near the seaside and to the south of the Sainte-Baume regional natural park. Saint-Cyr-sur-Mer has been home to settlers since prehistoric times. The Greeks then colonised it and introduced vine-growing to the local population. Today, it is still a farming and winemaking town but also a renowned seaside resort, thanks to its large Plage des Lecques beach and secluded coves. To the very south of the municipality, the Port d’Alon private estate faces the sea and stretches over 70 hectares of luxuriant nature including woods of Aleppo pines. The guarded and secure estate is made up of 260 properties that enjoy quality facilities - a large swimming pool, tennis courts, pétanque pitches and a crazy golf course - as well as access to a cove. The motorway is less than 10 minutes away, while TER regional express trains connect with the TGV high-speed train stations in Toulon or Marseille, respectively 20 and 45 minutes away. Flights from the Toulon-Hyères and Marseille-Provence airports connect the area with the French capital and destinations abroad.
Description
The house
This single-storey, south-facing building was built in 1986 and has a surface of approximately 271 m². Its light-coloured rendered or stone-built elevations are punctuated by plenty of windows and doors, pointing to a bright interior. A vast, almost 250-m² patio, part of which is covered and boasts a barbecue, stands in front of the house’s southern facade. Beyond it stands the uniquely shaped infinity pool, around which there is a lawned area.
The garden-level floor
The entrance to the house is via the northern elevation, through a double-leaf door that opens into a hall, into which light streams from a glazed central patio, around which a vast reception room stands, made up of a lounge space and a dining area. The lounge, which boasts a raised fireplace on its eastern wall, is topped by a sloped ceiling with a height of approximately 5 metres and exposed beams painted white, like the walls. The approximately 62-m² room extends into a dining area and is paved with Burgundy stone slabs. Light pours in through two large sliding windows that open onto the patio to the south, further enhancing the brightness. A functional kitchen with polished concrete flooring opens onto the dining area to the west as well as a storeroom. Light streams in through two windows as well as French windows leading to the patio and barbecue. On the other side, an approximately 20-m² carpeted office with windows to the south and east extends from the lounge slightly below. The entrance hall also leads to two sleeping areas as well as a guests’ lavatory, a utility room and a staircase to the mezzanine.
To the west, through a door, a corridor leads to two bedrooms with a shower room, a third bedroom with cupboards, a bathroom and a separate lavatory. The walls of the bedrooms, which have seagrass flooring, are painted white. The other side of the entrance hall leads via a corridor fitted with cupboards to two other bedrooms with wood stripped flooring and a lavatory. The master bedroom next to a semi-open bathroom forms an around 26-m² space into which light streams through a patio door and a window opening eastwards onto the patio. At the end of the corridor, there is a fifth and final bedroom, which opens onto the patio to the east and is adjacent to a bathroom. An almost 15-m² mezzanine overlooks the lounge, can be reached by a staircase from the entrance hall and could be expanded.
The basement
The approximately 10-m² cellar can be reached from a staircase in the utility room and extends from the crawl space.
The double garage
It can also be reached via the utility room, has a concrete floor and a surface of more than 30 m². It is topped by a very high, single-sloped ceiling and includes parking and storage space, with double-leaf wooden doors for access.
The grounds and swimming pool
The 4,200-m² garden, whose size is not that common on the estate, is entirely enclosed and surrounded by more or less dense vegetation. It is mainly situated to the south of the building and is organised into separate functional zones, with a parking area to the rear. Alongside the cul-de-sac to the west, a gravelled area surrounded by long, wooden crossties forms a pétanque pitch, which can be reached from the patio surrounding the building. The patio stretches from east to west over around 250 m², part of which is covered by an awning in front of the south facing windows, where there is an outside relaxation and dining area. Several metres away, a vast lawned area surrounds the infinity pool. All around, a typically Mediterranean, generously landscaped garden provides the place with a special kind of privacy.
Our opinion
This bright and comfortable, single-storey house boasts spacious volumes and separate sleeping quarters, which guarantee independence and privacy to each of the occupants. It is ideally placed in the peace and quiet of a secure estate boasting a luxurious setting as well as the sea nearby. It is an extraordinary property by dint of its size and exudes the very utmost of the gentle Provence lifestyle.
