Location
During the reign of Louis XIII, François Théodore de Nesmond, superintendent of the Prince de Condé's household, had a prestigious aristocratic residence built on the Quai de la Tournelle. The tympanum of the carriage entrance proudly bears his name: Hôtel de Nesmond. After it was seized during the French Revolution, the property went through the dark ages of being converted to commercial use. In the middle of the 20th century, it was completely restored to its original splendour. In 1962, its entrance door and the facades and roofs of the buildings surrounding the main courtyard were listed as Historic Monuments. A single family owned this architectural complex. Part of the residence has been sold, and one of its jewels is now on the market: the east wing, which forms an independent dwelling. This property enjoys a most exceptional location, with uninterrupted views over the Seine and Notre-Dame from every floor.
Description
This means that the layout of the property is entirely adaptable: the two duplex flats created during a recent renovation can easily be transformed into four independent dwellings, or they could be joined together to form a family home. In its current layout, the ground floor, with its quayside entrance, and the first floor, with its spacious rooms, constitute a luxuriously appointed flat: two bedrooms and two bathrooms on the first storey; two vast reception rooms and a kitchen on the second. The layout is reversed on the upper levels: two high, wide rooms and a kitchen on the third floor; two bedrooms and two bathrooms on the fourth. One of the bedrooms has a delightful balcony, one of the outstanding features of the house. Some fine old elements have been preserved: a 17th century stone fireplace; tall, small-paned windows with their original espagnolette locks; a sturdy oak beam. A 111 m² basement, comprising vaulted cellars and storerooms, also offers great potential. In the main courtyard, a coach house with two double-leaf doors is available as an option: it offers the rare advantage of a garage at the very heart of this exceptional edifice.
Our opinion
The acquisition of such a property represents a unique opportunity: a 17th century residence on the banks of the Seine, in a building of historic interest. Recently restored to the highest standards, the building is in a perfect condition. Enthusiasts with discerning tastes will undoubtedly find that the dwelling provides the opportunity to enhance the interior decor to match the exceptional quality of the residence. However, the extensive renovation work undertaken has brought out the fundamental qualities of the building: the sheer size of its volumes, the light that fills the interior spaces and their timeless sobriety. As for the intended use of the site, there are a number of possible options. The layout opens up a host of possibilities: a comfortable, elegant family home, a townhouse for glittering receptions, plush offices for a private practice, a showroom in the heart of the historic, cultural and tourist centre of Paris...
