Location

Living here you have France at your fingertips, and much further afield: Bordeaux Saint-Jean SNCF station is a 20-minute tram ride from the property, and Bordeaux-Mérignac international airport is a 20-minute drive away.
Close to the centre and connected by the tramway, Saint-Seurin has all the local services, facilities and shops expected by families, including doctors and schools. It is also renowned for its rich culture: the district is home to two theatres - the Trianon and the Nouvelle Comédie Gallien - two libraries, the Natural History Museum and the Bernard Magrez Cultural Institute. Four markets, including one exclusively selling organic produce, also liven up the streets.

Description

A quiet one-way street leads up to the house, which dates back to the 19th century. Among the many buildings lining the street, this particular one catches the eye with its Bordeaux stone façade, which was restored in November 2023. With three floors and a converted attic space, once of which is a garden level, the town house's main body has a striking Haussmann look. It is adorned with a string course, a cornice with dentils and modillions, and a circular pediment above two twinned windows with low arches, which are adjoined on the left by another broken circular pediment. Both are richly carved with flowers and leaves. Below the first window there is a corbelled balcony, protected by a scrolled wrought-iron balustrade and supported by brackets decorated with plant motifs, themselves supported by scrolled columns with acanthus leaves. On the left, the wooden entrance door, panelled, sculpted and topped with a fanlight and a lintel with a centrepiece decorated with foliage, makes up part of the ornamental ensemble adorning the facade. It is flanked on the right by two full windows protected by painted wooden folding shutters and surmounted by two low-arched basement windows.
Finally, a wooden terrace and a small garden line the rear facade and complete the home's harmonious design.

The house


The ground floor
The front door opens onto a small hallway with a cement-tiled floor. A flight of steps leads to a corridor with herringbone parquet flooring, which leads off on the right to a room on the street side, currently used as an office, with the same original parquet flooring. A marble fireplace topped with Bordeaux stone and ceiling mouldings adorn the room. There is also a toilet with washbasin at the end of the corridor and, on the right, the master bedroom with a grey marble fireplace and en-suite shower room with toilet and wardrobe. The floor is covered with strip pattern parquet flooring. A wooden balcony terrace overlooking the garden can be accessed through a large French window. Finally, in the middle of the corridor, a stone staircase with wrought-iron railings leads to the first floor and the landscaped garden level.
The first floor
At the front of the house there are two bedrooms with marble fireplaces and walk-in wardrobes. From here, there is a small balcony looking over the street. Another bedroom with a fireplace, opens onto the back garden. The first floor also includes a bathroom with a toilet, fitted with two large porcelain basins and illuminated by a large picture window. The hallway floor is covered in oak strip pattern parquet flooring, while the bedrooms have large strip floors.
The second floor
The attic space conversion has extended the living area by almost 35 m². Converted into a flat, this floor comprises a fitted kitchen, two bedrooms and a bathroom with a bath and toilet. It is easily accessed by a wooden staircase.
The garden level
At the bottom of the staircase, an imposing open-plan space brings together a fully-equipped kitchen with travertine flooring, fitted in 2021 on the left, and the living area with its floor covered in large black and white tiles on the right. The approximately 80 m² floor has been tastefully renovated and the whole space, heated by an open tiled and cast iron fireplace, has been organised in a functional way, which also includes a very large storage cupboard. Finally, a large French window off the living-dining room opens onto a wooden terrace and a small garden planted with trees.

The garden

A beautiful garden now planted with flowers and trees, and forms a secret, walled-in area of around 70 m², which is almost completely hidden from outside view. It's an easy place to relax, grow choice plants or to enjoy a meal.

Our opinion

A four-storey town house, a family home par excellence, in an area where Bordeaux's most popular schools are located. In other words, the tranquillity of a country house in an urban environment, in one of France's most cosmopolitan cities. Welcoming, easy to live in and ideal for families to cohabit seamlessly, the house is also a place where friends and family can be welcomed in complete privacy.
The possibility to rent out the top-floor flat is an added bonus for a property that has plenty to offer: classic elegance partly reworked with contemporary colours and materials, multiple rooms and a fluid layout, comfortable room sizes and light on every floor.
