This neighbourhood lies in one of the most sought-after areas of Neuilly-sur-Seine – a calm, suburban town that lies immediately west of Paris. The district was born of the aftermath of the French Revolution of 1848: Napoleon III seized properties belonging to the House of Orléans, including the Château de Neuilly, where King Louis-Philippe I of France would enjoy summer stays. During the period of the Paris Commune, clashes broke out on Boulevard d’Inkermann. Today, this leafy road is lined with trees, drives, apartment buildings from the 1930s and elegant contemporary homes. There are many public and private schools of all levels nearby. These include Lycée Pasteur, Notre-Dame de Sainte-Croix and Madeleine Michelis. The Jardin d'Acclimatation leisure park and the vast, wooded park Bois de Boulogne are only a 15-minute walk away, as are the markets of Les Sablons and Carreau de Neuilly. Furthermore, the relaxing parks Square Beloeil and Parc Daniel Rops are just a stone’s throw from the apartment. To get into Paris, you can easily reach the metro stops Les Sablons (line 1) and Anatole France (line 3) on foot from the property. And there are bus stops on lines 163, 164 and 174 nearby too.

Description

The apartment is nestled in an edifice that was built in 1970 and that stands on Boulevard d’Inkermann. It is lined with greenery. You step through a gate framed in railings that demarcate the plot. Then a lush pathway takes you to an entrance hall and a drive leads down to the building’s underground garage. The communal areas are remarkably well maintained. Their floors and walls are adorned with marble and their doors are made of rosewood. The apartment lies on the first floor. It offers a floor area of around 139m². You can reach it via a lift. The dwelling has two separate entrances. It is a dual-aspect apartment that faces east and west. It has an entrance hall and a double reception space, made up of a lounge of around 38m² and an adjoining dining room of around 16m². Both these reception rooms lead out onto a 12m² balcony. The apartment also has two bedrooms with floor areas of around 23m² and 10m² respectively and an 11m² continuous balcony looking down at the garden. Moreover, the dwelling has three walk-in wardrobes, two shower rooms, a bathroom, two lavatories, and a kitchen with a dining area and pantry. It also has a cellar and a parking space in the basement. Some renovation would freshen up the apartment.

The apartment

The main entrance hall connects to the kitchen and to the lounge and dining room. The lounge and dining room have large, west-facing picture windows that lead out onto a spacious balcony. This lounge and dining room form a twofold reception space that offers a total floor area of around 54m². From the hallway, a corridor with an in-built cupboard connects to a walk-in wardrobe, a shower room decorated with shades of blue, a bathroom, a separate lavatory, two other walk-in wardrobes, the master bedroom and the dining room, which could easily be turned into a bedroom. The master bedroom has two glazed doors that lead out onto the apartment’s second continuous balcony, which faces east. It looks down over the garden. The kitchen, which also looks out at the garden, lies between the two bedrooms. This kitchen includes an eating area and a pantry, which leads to a hallway that connects to a second bedroom with a continuous balcony and to a shower room with a lavatory. These two rooms used to form a separate studio apartment that you could reach straight from the landing. Lastly, in the basement, the property includes a cellar in good condition and a parking space.

Our opinion

The name of Neuilly-sur-Seine alone evokes the exquisite calm of a delightful suburb – a leafy haven just a stone’s throw from Paris and only two kilometres from the Arc de Triomphe. This lush town with a princely past offers a wealth of amenities, including sports facilities for swimmers, athletes and tennis players. Neuilly-sur-Seine, a former gateway to Normandy, is the promise of a peaceful upper-middle-class lifestyle, which is reflected in its elegant buildings, its cultural vibrancy and its high-quality schools that lie conveniently close to the apartment. This splendid dwelling with spacious balconies is a gem set in a pleasant backdrop of surrounding greenery. The town’s vegetation and tranquillity are precious assets that ensure the well-being of its inhabitants. And this remarkable apartment is a token of this enchanting atmosphere.
