The Préfecture district in Marseille’s 6th arrondissement is a central, vibrant area of the Mediterranean city that has countless shops. Here, upper-middle-class edifices built in the 19th century underline Marseille’s prosperity. Indeed, the city is France’s leading Mediterranean port. In only a few minutes on foot or by bicycle from this district, you can reach Marseille’s opera house, old port, antique dealers district, Estrangin-Préfecture metro station, Musée Cantini art museum, restaurants and Notre-Dame de la Garde basilica.

Description

The apartment offers a floor area of around 140m². It lies on the third floor of an upper-middle-class edifice that was built in the late 19th century. The edifice includes five apartments. Its plain facade is punctuated with tall rectangular windows, guardrails of stone or wrought iron, and wooden louvred shutters that are painted white. You enter the building from the street via a door fitted with an entry code system for security. This entrance door leads into a spacious hallway. On the ground floor, a communal storage space – the former caretaker’s home now – can be used to store pushchairs, bicycles and scooters. A lift takes you up to the apartment, as does a spiral staircase that is typical of Marseille with a wooden handrail and steps adorned with terracotta tiles. The apartment door on the third-floor landing leads into a spacious, high-ceilinged hallway. On the left, the east side, this hall connects to a first bedroom with a floor area of around 11m² and to a dining room of around 17m² with a fireplace of beige marble and thin bricks. On the south side, there are two corridors. And lastly, on the right, the west side, there is a kitchen, extended by a glazed space, and a lounge that is filled with natural light from large stained-glass windows of pale tones. From the hallway, the eastern corridor leads to two bedrooms that have floor areas of over 9m² and 16m² respectively and to a separate bathroom with a lavatory. The western corridor leads to a separate lavatory then to two bedrooms that have floor areas of around 8m² and 16m² respectively. The 16m² bedroom has an en-suite shower room. The floors are adorned with terracotta tiles. The reception room ceilings are embellished with fine mouldings. The street-side windows are double-glazed and the garden-side windows have kept their old character with Cremona bolts and catches. On the garden side, the view is clear and you can admire the neighbouring gardens. The heating is gas-based and it is provided on a private basis rather than a communal basis. There are different cupboards and niches in the hallway and along the corridors.

Our opinion

This delightful apartment would be ideal for a city-loving family keen to make the most of the vibrant cultural life beside this property, which is nestled near convenient shops and renowned schools. The dwelling currently has five bedrooms. Yet it could be redesigned to reduce the number of rooms and create spaces that are more open. The property could also be the workplace for a professional practice, given its location and layout. Here natural light brings an authentic Mediterranean tone that gently colours the pleasant atmosphere of this splendid haven.
