Location

The house is located in a village nestling in the Ervre valley, close to the famous medieval town of Sainte-Suzanne, in the “Coëvrons” hills of eastern Mayenne. The village lies between two hill ranges, surrounded by forests, the Sillé-le-Guillaume forest with its famous "Saut du Cerf" and the Charnie forest. Local shops, a primary school and a TER regional train station connecting to Paris in 2 hours can all be accessed on foot from the house. Just 45 minutes away, Laval TGV high-speed train station links to Paris in 1 hour 15 minutes and Rennes in 50 minutes. Less than 10 km away, the town of Evron offers a full range of services, including secondary schools, a hospital, a large weekly market, a cultural centre, a music school and a TER station with services to Le Mans, Laval and Rennes.

Description

From the street running past the village church, a pedestrian gate opens onto the garden. A central path crosses the garden and leads to the main entrance of the house. Abutting part of the rear facade, there is an outbuilding and, set at right angles, an open barn. They form a courtyard closed off by a wrought iron gate.

The house

Built in the early 19th century on a rectangular plan, the house faces north-west/south-east. The rendered rubble masonry facade has three storeys, one of which is in the roofspace. A fully vaulted cellar underpins the dwelling. The slate roof is lit by two roof windows on the garden side. The facade overlooking the garden has five typically French large-paned windows. From the garden, a short flight of approach steps provides access to the entrance door. The rear facade features three small windows with a blue-painted wooden door in the centre. This opens onto two steps leading down to the courtyard.


The ground floor
A hallway serves on one side the large kitchen and on the other the sitting room with its marble fireplace. The fitted kitchen has a wood-burning stove. From here, a corridor provides access to the lavatory and the door to the courtyard. The flooring on this level is of original cement tiles, with the exception of the sitting room, which has a straight strip parquet floor.
The first floor
A quarter-turn oak staircase leads to a passageway serving two large bedrooms, each with its own marble fireplace. The walls feature striking original wallpaper. A bathroom completes this storey. The flooring is of straight strip oak. A lavatory and a laundry room are situated halfway up the stairs.
The second floor
The top level in the roofspace has old quarry floor tiles and is lit by two dormer windows.

The outbuildings

The first is a single-storey building offering generous volumes with potential for conversion. It is set against the back of the house, next to the sitting room. Its roughcast facade features windows with brick surrounds and overlooks the eastern part of the inner courtyard and the entrance gate to the same courtyard. The slate roof has been redone. Once the interior has been refurbished, it could provide an extension to the sitting room of the main dwelling.
The second outbuilding comprises a barn forming an open shelter and a log pile. It faces south and overlooks the inner courtyard.

Our opinion

The Coëvrons region forms a rolling landscape laced with small rivers. This is a bucolic setting ideal for an artist's abode, both elegant and singular. Carefully maintained by its successive inhabitants since the early 19th century, the residence still features many original decorative features. The living rooms are spacious and comfortable, exuding the distinctive soul and atmosphere of large family houses. Future owners will be able to develop a tourist, professional or craft activity in the main outbuilding. The beautiful flower garden makes a pleasant place to relax and a safe, delimited play area for children.
