Location

Located on the border of Ile-de-France, Normandy and the Hauts-de-France region, the rural village of 700 people, a major hub for grain farming, is located near a regional forest of more than 1,700 hectares, which acts as a green lung for the region and provides breath-taking views of the surrounding area. As it happens, the region is also a hot spot for outdoor activities: a water sports centre with a 120-hectare lake proposes numerous water sports, in addition to a treetop adventure course, miniature golf, an 18-hole golf course and an archery range, all only 10 kilometres from the village. Mantes-la-Jolie and Paris are 8 kilometres and 70 kilometres away, respectively, via the motorway.

Description

The property, entirely secluded, is located below the village. Two entrances provide access to the grounds: one on the side of the main dwelling, the other near the outbuildings, former workshops, offices and galleries used by the actual owner. The house, located near the front gate, is framed by two outbuildings on its left, while on its right, approximately 50 metres away, are buildings with vast spaces used by the current occupant, up until now, for their artistic work. Behind these edifices is a second dwelling, which is surrounded, like the rest of the buildings, by the property’s grounds on all sides.
Built in 1880 with three floors, the main dwelling has a gable slate roof with skylights. Renovated in 2007 and entirely independent with two floors, the second dwelling has a a patio, which is extended by a private garden, as well as a gable tile roof. A third dwelling, in need of a full renovation, has one level, a brick façade partially covered in beige cement and a tile roof. Lastly, a final dwelling with two floors is currently in ruins.

The 19th-Century Dwelling

A balcony with a wooden guardrail and a glass roof, supported by iron rods, is a noteworthy addition to the house. The façades, plastered in cement, are punctuated with single-glazed windows and doors protected by folding wooden shutters. On the ground floor, next to the living room, a large conservatory heated by the sun with wooden rafters and cement planters in which tropical plants grow, provides an enjoyable space for eating meals.


The ground floor
A large room with a vintage style and the retro ambiance of the 1950s provides access to the conservatory. An open kitchen, dining room and living room with hardwood floors share a pleasant and light-filled living space, adorned with an open-hearth fireplace, while a staircase with wooden steps and handrail leads to the upper floors. On the living room side, a glass door provides access to a small patio.
The first floor
A landing leads to two bedrooms, a bathroom with a shower and lavatory as well as a storage space. With a view of the garden, the bedrooms have carpeted floors. Similar to the downstairs living area, the bathroom on this level also exudes a 1950s vintage feel.
The intermediate level
Two intermediate levels each lead to a large living space. The first includes a large room converted into a living room and office with a carpeted floor, exposed wooden rafters and a long cross beam that supports the ceiling, as well as skylights that bathe the room in sunlight.
The intermediate level
The second intermediate level includes a large room identical to the first, converted into a bedroom with, in the back, a bathroom with lavatory. Exposed wooden rafters and beams support the ceiling, while a balcony-patio protected by a glass roof provides the room with natural light.

The Second Dwelling

Its beige cement-plastered façades are identical to the other buildings, while its gable roof is covered in tiles and its patio is extended by a garden. A large living room with a tile floor, three bedrooms with pitch-pine hardwood floors, a shower room and lavatory make up the dwelling.


The ground floor
A large living room with an open kitchen facing the living room-dining room is bathed in light thanks to two glass doors as well as several small-paned windows. The kitchen space has a hexagonal terracotta tile floor, while the living room-dining room floor is covered in hardwood. On the right, a winding wooden staircase leads to the upper level.
The upstairs
A wooden staircase leads to this level, which includes three bedrooms, a shower room and a lavatory. The bedrooms look out over the garden and have hardwood or carpeted floors.

The Third Dwelling

With a brick façade partially covered in beige cement, this building was once used as a gallery, but its one-storey interior is now in need of a full renovation. Its tile roof was refurbished approximately twenty years ago.

The Fourth Dwelling

Built over two levels, it is entirely in ruins, even though its tile roof has resisted the ravages of time to some extent.

The Outbuildings

With a floor area of approximately 1,000 m² over two levels, they once housed workshops, offices and galleries. With concrete or hardwood floors, large sliding iron doors as well as wooden double doors provide access to the buildings, while former stalls are located on the ground floor in the building’s extension.

The Grounds

The garden, planted with a variety of trees and shrubs over approximately 2,000 m², is located behind the dwelling and features a cement pond at its centre, probably a former small soaking pool, which is in need of restoration. With peaceful views of the neighbouring pastures, the grounds, completely enclosed by hedges, also include a 3,000-m² meadow.

Our opinion

Marked by volumes, shapes and materials typical of the late 19th century as well as the 1950s, this ideally situated property, with significant potential, is located near all commodities, while remaining at a safe distance from the neighbouring houses, making it perfect for an event organisation project, an artist in search of a space to create or exhibit their work, or even a car collector.
The premises would also be excellent for a large family, or even two or three, to come and recharge their batteries here at any time of the year. However, the buildings will first need to be refurbished and updated according to modern standards of comfort.
