In the Vilmorin neighbourhood of Massy, within the department of Essonne,
a 77-m² flat in a recent building with a 69-m² patio and wrap-around balconies
Massy, ESSONNE paris 91300 FR

Location

In the Ile-de-France region, to the south of Paris, the department of Essonne was created in 1968 after the former Seine-et-Oise department was divided up. The Vilmorin dynasty, a family of botanists, distinguished themselves as of 1766 by publishing “Plants, Trees, Shrubs and Bushes”, the first mail order plant catalogue. In 1885, Henry de Vilmorin bought a large plot of land, which abutted the newly constructed railroads. Until 1972, the Vilmorin Company operated the fields and nurseries in Massy, before moving to the Val-de-Loire and abandoning the Massy farm. A residential neighbourhood then sprouted up here at the beginning of the 21st century: Massy-Vilmorin. A place where nature is omnipresent, and the landscaped quality of which represents one of its many strengths.

Description

A life annuity sale occupied by a sole beneficiary, 77 years old, with a lump sum amount of €126,000 and a monthly life annuity rent of €1,587.52.
Close to the scientific and technological hub of Saclay, in the centre of the pedestrian neighbourhood’s 13 hectares, erected on the grounds of the former Vilmorin nurseries in Massy, the property is located 10 minutes by foot from the RER station. The building, where the flat is located, built in 2000, has five floors. A paved pedestrian path, lined with trees and plants, leads to the residence, protected by a gate, while a concrete ramp provides access to a car park for several vehicles. The building’s glass entrance is protected by an entry code.
The entrance hall, with a floor-to-ceiling height of more than 4 metres and covered in granite tiles with an integrated wood slat doormat, is adjacent to a storeroom for pushchairs and bicycles. After a second glass door, an elevator provides access to the fourth and last floor.
Sheltered from view, the one-storey flat facing southwest, with approximately 77 m², has a patio of almost 69 m², which is extended by two wrap-around balconies. The flat is composed of a vestibule, a living room of approximately 29 m² with a picture window and a kitchen with a glass door, both of which face the patio. A hallway near the bedrooms leads to a lavatory, a shower room with window, shower, sink and lavatory, as well as a bedroom with two windows facing the balcony, which extends the patio covered with pavers on paving supports. Lastly, there is a second bedroom with a cupboard, accompanied by its en-suite bathroom with a bathtub and a sink, bathed in light by a window. A cupboard is also accessible from the hallway. The floors are primarily covered in varnished beech hardwood, while those in the kitchen, shower room, lavatories and bathroom are tiled. Electric radiators heat the flat, a hot water tank ensures the production of hot water, while a mechanical ventilation system circulates air in all the damp rooms. Finally, two closed garages on the first basement level of the building and a cellar are sold with the flat.

Our opinion

In the bucolic neighbourhood of Vilmorin, nature reigns supreme. Many bicycle paths crisscross the surrounding wooded spaces, which greatly contributes to the property’s appeal. If the sector, with its elementary schools, day-care centres and athletic facilities, seems meant for families, it also has everything needed to win over a variety of inhabitants, with multiple shops and markets in addition to the nearby farm of Viltain, where it is possible to pick your own vegetables. The very functional flat with its vast patio, ideally oriented and sheltered from view, is perfectly integrated within its verdant environment. The possibility of easily modulating its layout, by creating a third bedroom or integrating the kitchen into the living room, will facilitate the personalisation of the dwelling. An investment that represents a rare opportunity, without any significant renovations to anticipate.
