property, with access to the Fontainebleau forest, in Barbizon
Location
Located 55 kilometres southeast of Paris and rapidly accessible via the A6 motorway, the property is on the outskirts of the painters’ village of Barbizon and surrounded by a 2.5-hectare verdant and landscaped enclosed property, which includes – besides the seven contemporary and environmentally friendly houses nestled within its forested section – the “Grand Villa”, in which four one-of-a-kind flats will be created. Conveniently located, the village’s shopping streets are only four minutes away by bicycle or 15 on foot. In addition, the commonhold property also has private access to the Fontainebleau forest via two wooden gates that communicate with the “boundary path” – the link between the forest and the most beautiful villas in Barbizon – which leads, through the woods, to the village’s central main street as well as other breath-taking sites within this natural treasure.
Description
Each flat is designed and decorated in a unique manner with many outdoor spaces – patios, balconies and gardens, to name just a few. In addition, the estate’s layout prioritises peace and quiet as well as soft mobility: an inconspicuous drive, which borders the estate, leads to the dwellings as well as a car park. As for those who enjoy walking, a majestic lane, baptised “La Lisière” (“The Border”) by the designers and lined by plane trees, traverses the commonhold property, followed by a path dedicated to strolling and soft mobility, reserved for pedestrians and cyclists, which also has direct access to the Fontainebleau forest. This greenway is emblematic of the site’s spirit: the importance of reconnecting with nature. Furthermore, each flat has access to the Grand Villa’s private garden, of approximately 5,600 m², a true extension of the flats’ living space. Residents also share common facilities and amenities, such as the eco-friendly swimming pool, which uses a pond filtration system, as well as shared vegetable gardens designed in order to prioritise collective living that is both friendly and respectful of the surrounding environment.

The Grand Villa
Built in 1925, with a total inhabitable area of 550 m² and a total floor area of nearly 790 m², the building in which the four previous flats are located – which are possible to purchase together – is divided into three parts: a central building flanked to the east by a slightly offset right-angle rear wing and a more recent square-shaped extension at the back of the house. The roof over its southern side is punctuated in its centre by a dormer window with a semi-circular arched pediment topped with a barrel-vaulted roof, while the rest of the building has hipped tile roofs crowned with finials, with the exception of the extension, which is topped with a roof terrace. The exterior walls, covered in a rosy beige-coloured plaster and climbing plants, are cadenced by multiple windows, sometimes arched, and often embellished with small balconies and wooden shutters. Its rounded and cropped angles as well as wrought-iron décor evoke the Art Deco style, which was very much in vogue when the Grand Villa was constructed. €2,300,000 Real Estate Agency Fees included
Our opinion
A remarkable property over 2.5 hectares with exceptional dwellings, each designed to be perfectly cohesive with its natural environment and stand the test of time. In addition, the flats, with their elegant materials and clean lines, bear witness to a refined artisanal savoir-faire, recalling the expertise of long-ago master builders. Ramure and La Lisière of Barbizon represent more than just a simple real estate development: they embody an innovative vision of housing, where architecture is used to enhance residents’ well-being, while protecting the environment, thereby creating a one-of-a-kind place, in perfect harmony with its exceptional natural setting. The project, rather visionary overall, invents a new art de vivre, which combines the authenticity of an artists’ village with ecological avant-gardism, and offers its residents the chance to be part of a historical continuity, while embracing the challenges of the future, a philosophy dear to connoisseurs of French architectural heritage.
