Location
In 1787, due to the capital’s rapid expansion, the lower section of Montmartre was incorporated within the 9th arrondissement upon the completion of the “Fermiers généraux wall”. Consequently, the food-related and industrial vocation of this neighbourhood quickly became one of entertainment, including the mythical establishments of today, quite in fashion during the “Belle Epoque”, which attracted an influential clientele from both the cultural and political worlds and marked the era of Montmartre’s bohemian scene.
As for the avenue Trudaine, created in the 19th century in order to link the heights of Montmartre to the Grands Boulevards neighbourhood, it contrasts with the surrounding high-spirited atmosphere by embodying a more modern and creative spirit.
Only a few steps away from the rue des Martyrs, known for its food shops, fashionable boutiques and bistros, the property is also close to such renowned academic establishments as the Jacques Decour upper secondary school, as well as a number of squares, the closest one of which boasts a carrousel, which confirms the family-oriented and village-like character of this neighbourhood, while the nearest metro stations, Anvers and Pigalle, are accessible via the lines 2 and 12.
Description
To the right, a hallway leads to a kitchen, with a little more than 8 m², before providing access to a bedroom facing the courtyard, with nearly 17 m² and a fireplace, while, giving on to the avenue, a large room, of approximately 19 m², is used as a dining room and accessible from both the foyer as well as the living room. In addition, a series of custom-made built-in cupboards optimises this room’s functionality and a Prussian wood-burning stove, topped with a delicately moulded arch, which is, in turn, crowned with a central floral motif, blends in seamlessly with the room’s sage green painted walls.
With nearly 28 m², the living room features two tall windows, a chevron parquet floor, soaring floor-to-ceiling heights, as well as a fireplace with a lightly veined marble mantel, whereas a second bedroom, next to the living area and with approximately 12 m², also faces the street.
Back in the foyer, another small corridor provides access to a third bedroom, of nearly 15 m², with a small adjacent lavatory, while the flat, facing both the street and the courtyard, also includes a bathroom, of approximately 4 m², as well as a separate lavatory.
Featuring a classical layout, which provides a nice buffer between the living areas and sleeping quarters, the flat, infused with its original charm, could be reinterpreted with a more contemporary feel, whereas two cellars, in the basement, are also included in the sale.
Our opinion
The 9th arrondissement has always been an eclectic, multifaceted neighbourhood, while the avenue Trudaine represents an ideal compromise between the bohemian atmosphere of Montmartre, the Parisian avant-garde and the hustle and bustle of the Grands Boulevards area. In the middle of South Pigalle, also known under its nickname of SoPi, the neighbourhood proudly asserts its family-oriented and, yet, lively ambiance, whereas the flat, in which a fourth bedroom could be created, would be ideal for a large or blended family.
As for the kitchen and bathrooms, they could be modernised in accordance with the premises’ cachet, while individual gas heating guarantees optimal thermal comfort. In short, a flat, whose undeniable charm is just waiting to be further revealed and showcased by its future occupants, in one of the capital’s most dynamic neighbourhoods.
