An elegant 90m² Parisian apartment bathed in natural light with
balconies and a panoramic view, near Porte de Versailles metro station
Paris, PARIS paris 75015 FR

Location

The apartment is nestled in the French capital’s Saint-Lambert neighbourhood. It enjoys a pleasant backdrop for everyday life that combines modernity with the city’s authentic charm. This backdrop includes tree-dotted parks and streets lined with age-old houses that bear witness to a time when the countryside extended up to the gates of Paris. The district has remained airy and residential. The Porte de Versailles exhibition centre, nearby, opened in 1925 and has been endlessly redesigned. Around it, you find excellent restaurants. The Tour Triangle skyscraper, which will soon be opening, is due to house a new hub of shops. The dwelling is also conveniently close to public transport networks. Porte de Versailles metro station (line 12) is nearby. It takes you straight to the city’s main sites. And Montparnasse train station is less than 15 minutes away by metro too.

Description

The edifice was designed in 1913 by the architect Gaston Bouzy. It has a facade of dressed stone with rustic-themed decor: a cartouche at the entrance, guardrails sculpted with garlands of foliage and anemones, and corbels embellished with peonies. A glazed double door with wrought-iron arabesques, fitted with an entry code for security, leads into a hallway ornamented with bas-reliefs and a mosaic. Another glazed door, fitted with an intercom for security, leads to a stairwell and a lift that take you up to the different floors and down to the cellar. The apartment offers a 90m² floor area and has a 2.8-metre ceiling height. Its interior was created by an interior design firm. Fitted with air conditioning, it lies up on the sixth floor and faces south-west. The entrance hall leads into a reception room with a floor area of over 30m². This vast space has large windows and is embellished with mouldings, cornices of modillions and a Louis XVI style fireplace made of Carrara marble beneath a trumeau panel of finely sculpted flowers. The kitchen has a pantry on the court side. This kitchen, fitted with a range cooker, combines polished concrete with stainless-steel work surfaces and hazel-wood furniture. Groups of four people can enjoy meals together on a counter here. A corridor with a hidden utility room connects to two bedrooms, which share an 8m² balcony. The first bedroom has a 13m² floor area, a Louis XVI style fireplace and a wall full of cupboards that hide two fold-away single beds. The second bedroom has a 17m² floor area, a walk-in wardrobe and storage spaces with similar floor areas. A glazed wall reveals an adjoining 6m² bathroom. Its polished concrete and iridescent glass-paste tiles give the room a warm atmosphere. A raised bath enjoys natural light. There is also a separate lavatory with a wall-hung toilet. The property includes two 6m² cellars in the basement and a small storeroom on the ground floor. The whole dwelling can be sold furnished.

Our opinion

This highly perched Parisian apartment looks up at the sky. It combines practicality with post-Haussmannian aesthetics. The calm dwelling is bathed in natural light. In the foreground, you can admire the architectural design of the Tour Triangle skyscraper. Towards the horizon, you can see Meudon forest. The dwelling’s ideal location brings together all the pleasures of Parisian life. Nearby, the Parc Georges Brassens public park invites you to stroll though its bucolic backdrop with rustic fragrances. The park’s old horse hall houses a book market and children’s activities at weekends. Théâtre Silvia Monfort, also in the park, offers a high-quality programme of plays. The area is teeming with excellent restaurants too. And the property is conveniently close to major roads that take you straight out of the French capital for weekend getaways, for example in Normandy.
