A 46-m² apartment renovated with noble materials and careful attention to detail,
on Rue du Bac, between Rue de Grenelle and Boulevard Saint-Germain
Paris, PARIS paris 75007 FR

Location

On the left bank of the River Seine in Paris, the street owes its name to the ferry (‘bac’ in old French) that operated in the 16th century to transfer the stones used to build the Palais des Tuileries, from the location now occupied by the Pont Royal bridge. It is within one of two sites protected by preservation and revitalisation plan. Yesteryear, the local lords had been granted the right to run ferryboats and collect the revenue generated. The removal of this privilege and a desire for greater safety probably contributed to the construction of the city’s many bridges. The sector is well linked to the public transport networks, with Rue du Bac metro station on line 12 less than 100 metres away.

Description

The light-coloured rendered and sober facade of this early 19th-century edifice is classically symmetrical in its style, while the excellently maintained communal areas are equipped with an elevator. The west-facing apartment situated on the third floor overlooks a courtyard and its entrance door opens into an approximately 20-m² living room with exposed beams, period window frames and terracotta tiles plus time-weathered oakwood flooring that bestow undeniable character on the place. The lounge is adjacent to a semi-open-plan fully fitted kitchen, with oakwood furnishings, which boasts a travertine stone countertop and a splashback formed by an old mirror. A spacious bedroom is divided into two separate zones by a fixed headboard in the middle of the room. On one side, a large, 180-cm wide double bed stands opposite the window, while on the other there is an office space plus a vast wardrobe occupying an entire wall. Next to the bedroom, there is a bathroom in which the flooring, the walls of the amply sized shower and the washbasin are made of imitation grey marble resin. A separate utility room fitted with a washing machine and tumble dryer is also included in the property. Lastly, a separate lavatory overlooks a small courtyard through a small window. Latest generation electric radiators provide heating for the apartment.

Our opinion

This exceptional address is located in the very heart of one of the most sought-after districts in Paris. The neighbourhood boasts all essential shops as well as elegant boutiques, such as the famous Bon Marché store. The apartment has undergone an exemplary renovation in which authenticity rather than superficiality was the watchword, producing an ambiance that is stylish and modern, yet faithful to the place’s essence. The major advantage of this property is the turnkey purchase, in which the apartment comes complete with all the furniture, thus avoiding any inconveniences related to works. This apartment, which is ready to be moved into, encapsulates a certain idea of sophistication.
