A 60-m² dual aspect apartment on the third storey,
in the 15th arrondissement, near to Rue Cherche-Midi and Gare Montparnasse station
Paris, PARIS paris 75015 FR

Location

This property is located on the route of the old Roman road linking Lutetia to Autricum, now respectively known as Paris and Chartres. The former high street led to the village of Vaugirard until it was assimilated into Paris in 1859; it went by several different names before adopting its current moniker in homage to Gérard de Moret, the abbot of Saint-Germain. The three-room, dual aspect apartment is situated on the third storey of a late 19th-century building without an elevator, in the heart of the left bank of the French capital, in an area boasting many cultural venues such as theatres or museums. The property is within less than 100 metres of a station on metro line 12. Lines, 6, 13 and 10 can be reached in several minutes and are approximately between 300 to 500 metres from the apartment. As for the Gare Montparnasse railway station, it is only 8 minutes on foot from the property.

Description

This 60-m² property is located in the 15th arrondissement of Paris in the Necker district. It is part of a 15-unit condominium spread over four storeys without an elevator. The original oakwood staircases with wrought-iron balustrades lead up to the apartment on the third storey.
The edifice was built in 1850 in Renaissance style. Its sober façade is whitewashed with plaster of Paris and boasts rectangular windows with wrought-iron guard rails. The painted, wooden panelled entrance door to the building from the street is protected by a badge system. The communal areas are carefully maintained and the residents can enjoy an inner courtyard boasting trees and shrubs as well as bicycle parking facilities.
The dual aspect apartment faces north and south and is flooded with light throughout the day. The secure entrance door opens into an open-plan area with a surface of almost 27 m². To the left, there is an open-plan kitchen and to the right, a lounge. Movement between these two areas is unimpeded, via one of the two openings in the wall, which is lined with storage units and separates the living areas. The two south-facing bedrooms overlook the courtyard, have surfaces of 13 m² and 20 m² respectively and are fitted with full-length and full-height wardrobes. Furthermore, the apartment possesses a tiled bathroom with a lavatory next to the bedrooms.
The mostly dark coloured, varnished, wide stripped wood floors provide a sober and sophisticated ambiance, as well as a bright atmosphere thanks to the white walls, ceilings and fittings, in addition to its many tall, wide, large-paned windows.
Lastly, the property also possesses a cellar.

Our opinion

This comfortably simple is remarkably designed and wonderfully bathed in light, as well as being ready to immediately welcome new occupants. In the first set of rooms, the living rooms’ continuity and fluidity of movement between them creates a warm and collective dynamic in the first part of the apartment, which is nicely balanced out by the cosiness of the two bedrooms on either side of the home, on the courtyard side and overlooking the street. The appartement will not fail to delight a buyer wishing to make an investment, a couple, or a family looking to settle in Paris, in a quiet and residential area, near to schools and top-quality shops or occupiers looking to acquire an affordable base in a culturally rich area of the capital.
