Location

The building, which is located in the Presqu’Île district of Lyon, listed as UNESCO world heritage, stands between the Rhône and Saône rivers and boasts a remarkable situation between Place des Jacobins and the famous Place Bellecour, in a calm, semi-pedestrianised street lined with fine boutiques. The charm of this district with its beautiful 17th-century façades is further enhanced by theatres, cinemas and hotels full of character. With several school establishments nearby, from primary to senior high school level, pupils can easily reach their school on foot. There are two metro lines nearby, via one of which Lyon Saint Exupéry airport can reached in 40 minutes. On foot, Perrache station is 20 minutes away and 10 using the metro, while Part-Dieu station is 20 minutes away via the metro.

Description

The five-storey building boasts sculptures typical of the 17th century. The main entrance is via a door fitted with an intercom and videophone, housed in an old entrance porch with a basket-handle arch, topped with a sculpted mask. To the left of the entrance porch, there is an inscription dating from 1727: “Gold and silver silk fabric manufacturing firm and offices”. To the right, there is a Latin inscription that says “Domus praedicatorum”, which literally means “the preachers’ house”, a reference to the Dominican monastery located on this site until the 16th century, in which Philippe de Poitiers had the conclave immured until election of the Pope, in the 14th century.
On the third story, a balcony with period ironwork runs along the façade in front of the apartment’s four west-facing French windows. In front of the building’s main staircase and elevator, there is a second entrance door with an intercom.

The apartment

This 150-m² property is situated on the second floor of the building, between the semi-pedestrianised street and two inner courtyards. It is made up of a 109-m² first level and a 41-m² second level. Its ceiling height of 4.15 metres has allowed several mezzanine rooms to be installed.


The first level
The entrance opens into a hall leading to a 56-m² living room, with a ceiling height of 4.25 metres, into which light streams through three west-facing French windows topped with fanlight windows. It boasts a Louis XVI fireplace made of Beaujolais stone, with period wood panelling on the walls. There is chevron-patterned wooden flooring in this room. The hall also leads to the kitchen with an adjacent utility room, which overlook the two inner courtyards, as well as a 17-m² bedroom with French windows and a 11-m² bedroom facing the courtyard. A bathroom and a lavatory complete this level.
The second level
At the top of a straight staircase, the landing leads to a 12-m² bedroom. The fanlight window above one of the large French windows on the first level provides this space with natural light. A 14-m² second bedroom facing onto one of the inner courtyards stands next to a large-walk in wardrobe, which in turn is adjacent to a bathroom with a lavatory.

Our opinion

This is a comfortable, family-sized apartment in a building with a unique history, situated in the sought-after and prestigious Presqu’Île district in Lyon. The semi-pedestrianised street in which it is located provides much tranquillity, in the centre of what the city’s folk call the ‘golden triangle’ of luxury boutiques. The large French windows with fanlight windows and the unobstructed view over Place des Jacobins allow light to stream into the various rooms throughout the day. The volume of the living room makes it ideal for inviting many guests, without bothering the children, who have plenty of their own space, nor the children bothering the adults.
