Description
The apartment
The apartment alone takes up 10 of the 17 bays that face the street, looking south-west. All the windows that look out at the street and square are French windows that lead out onto a continuous balcony or smaller balconies. The hallway connects to an extensive lounge and a long corridor that forms the apartment's backbone. The wall of the hallway is punctuated with three identical double doors. One of them leads to the entrance door. The two others hide a wardrobe and a cavernous storage space with shelving up to the ceiling. The next one is a small lounge that resembles a boudoir and marks the end of this series of connecting rooms. The latter two rooms also lead straight to the central corridor. On the court side, this corridor connects to a lavatory, to a large linen and boiler room, and to a vast fitted kitchen bathed in natural light from two windows. The boiler is a recently fitted condensing boiler. The apartment’s reception space has a floor of herringbone oak parquet that was recently laid. Further on, the corridor connects to the bedrooms. On the court side, there is a first bedroom. It has a floor area of 15m² and a walk-in wardrobe. A door that is flush with the wall surface leads into a vast bathroom with a lavatory. This bathroom also connects to a second bedroom, which has a floor area of 21m² and a door that takes you back into the corridor. At the end of the corridor, there is a third bedroom. It has a floor area of 16m² and adjoins a bathroom with a bath and a spacious walk-in wardrobe. Also at the end of the corridor, there is a large storeroom with shelving. And on the court side, there is a fourth bedroom. It has a 13m² floor area and adjoins a bathroom, a walk-in wardrobe and a separate lavatory. The bedrooms are carpeted. The apartment’s liveable floor area according to France’s Carrez law is a little over 283m². The total floor area is 293m². The ceilings are 3.80 metres above the floor.

On one side, vast reception rooms connect to each other. And on the other side, comfortable bedrooms await you. Indeed, this apartment is at once spacious and cosy. The whole dwelling has been well maintained with decor that is elegantly classical yet unpretentious. From the windows and the continuous balcony, you can enjoy a pleasant view of a lush canopy of tree leaves and the stone columns of the natural history museum. The property is a truly unique gem with an ideal backdrop for family life or work.
