Location

The 15th arrondissement is located on the left bank of the River Seine and came into being through the merger of the municipalities of Vaugirard and Grenelle. Its eclectic mix of modern and residential areas caters for all requirements. Though it has plenty of cultural and tourist appeal, it is also a family-friendly, green district with remarkable heritage. The apartment building is located in a quiet street, not far from Rue du Commerce, near to the Grenelle market and Square Franck Bauer. The Dupleix metro station on line 6 is only a few steps from the building, while metro lines 8 and 10 as well as RER line C are respectively 5 and 7 minutes away on foot, providing optimum mobility within the capital.

Description

The metal viaduct on which the overground metro runs, the Eiffel Tower adorning the view of the skyline from the apartment’s living room, and the architectural features that were preserved when the building was renovated, all bear witness to the industrial style which was part of the capital’s ambitious urban renewal programme undertaken by Baron Haussman in the late 19th century. The recent renovation of the building was conducted in keeping with this innovative architectural movement’s urban vision, in which glass and iron were significant symbols.
The bare brick wall, wooden beams and iron girders, considerable ceiling height and presence of many skylights bear the imprint of the late 19th century architectural movement. The apartment is on the top floor of a building with secure access via an entry code and an elevator. The conversion of the attic space and the way the apartment opens to the exterior via a long balcony give it greater depth. The floor-space of almost 178 m² has been entirely redesigned and modernised. The apartment is made up of five rooms set out around the central living spaces: the kitchen and living room, as well as the main bedroom with its own bathroom. This soberly contoured and aesthetically sophisticated apartment also boasts air-conditioning. In the sleeping area on the south side, there are three other bedrooms. The first two are set out on mezzanine floors, while the third boasts a high ceiling, giving you plenty of scope to personalise its layout. A second bathroom is reserved for the occupants of the second part of the apartment, as well as two separate toilets. In-built wardrobes in all the bedrooms and the hallways are a valuable asset. The apartment

In a condominium comprising ten lots, on the fifth and top floor - with an elevator - of a late 19th century Haussmann building, this five-room apartment boasts almost 178 m² of living space (120 m² according to the Carrez law). The layout has been designed to incorporate two separate wings, to preserve the privacy of the main space. A corridor links the two parts of the apartment. At the centre, the 10-m² lobby is bathed with light through a double-leaf window. A corridor to the right leads to the almost 13-m² kitchen and the approximately 30-m² living room, which has a lounge space on one side, separated by a brick wall from the dining room on the other side. The brick wall, which is an original feature, was retained in the renovation to create a contrast between the timelessness and modernness of the apartment. Through the three double-glazed windows, a balcony running along the length of the building's façade offers a view of the top of the Eiffel Tower. The untreated materials, large windows and considerable ceiling height, which rises to over 3 metres, gives the feeling of living in a rooftop home. The main bedroom, adjacent to the lounge, measures almost 16 m² and has a bathroom of approximately 6 m² with a bath, shower and double washbasin unit. There is also a storeroom of almost 3 m² and a separate toilet. In the second, south-facing part of the apartment, three bedrooms have been designed for children or teenagers. In an adjacent almost 5-m² bathroom, there are a shower, bath and two washbasins facing each other. The first bedroom, measuring approximately 7 m², boasts additional floor space, thanks to a mezzanine type attic space of almost 15 m² which can be reached via an oak staircase. It can be converted into a sleeping area for two people. The second bedroom, measuring approximately 9 m², also possesses a mezzanine type attic level of almost 6 m², which can be used as a sleeping area or office, and can be reached via a metal ladder. These raised ceilings offer unexpected dimensions and provide cosy, cleverly designed extra spaces. The fourth bedroom, measuring approximately 10 m², has a full ceiling height of around 3 metres, giving free rein to customised furnishings. All the bedrooms in the apartment face the building’s inner courtyard and are fitted with wardrobes.

This architect-designed apartment has been meticulously renovated and custom-designed. Its distinctive feature is its exceptional dimensions. With its simple and functional layout, it can cater to the various living scenarios of its future occupants. Its atypically laid out rooms give it a unique, fun and warm ambience. The top-floor location, omnipresent light and airy volumes, as well as the way it opens out to the exterior all combine to create the feeling of living in a special location, in a quality residence that future owners can immediately make their home.
