A flat that feels like a house and its garden of 300 m²,
in the Val d’or neighbourhood in Saint-Cloud
Saint-Cloud, HAUTS-DE-SEINE paris 92210 FR

Location

Owing its name to the golden reflections of the fields that once covered its hillsides, the Val d’or neighbourhood in Saint-Cloud experienced considerable growth in the late 19th century thanks to rapid urbanisation and the railroad, which connected Paris to Saint-Cloud and made Val d’or’s train station, inaugurated in 1891, a major asset for its inhabitants and travellers alike.
Once home to large stately properties and orchards before it was transformed into a very sought-out residential area, this neighbourhood, conveniently located near the capital, has managed to conserve its verdant trappings over the years.
As for the history of the property, it dates back to the 1930s when it was purchased by a physician named Dr François Débat. Located on either side of the rue du Mont-Valérien at that time, the property’s new owner had the existing building demolished in order to build a new one, in addition to a caretaker’s cottage and a residence near the train station. However, he did decide to conserve some of the property’s historical elements such as the grounds, the outbuildings and the dovecote.
Fast forward to today, where nestled within one hectare of verdant grounds, stands the block of flats called “Le Jardin Royal” or “The Royal Garden”, located not far from the Val d’or train station, which makes it possible to reach the Paris-Saint-Lazare train station in only 20 minutes. Blending harmoniously within its natural setting, the block of flats is accessible via two entrances, one of which is direct and provides access to the Boulevard de la République, while, the other, more circuitous, winds it way towards the smaller rue Michel-Salle behind the beautiful Tourneroches gardens.

Description

Built in 2003, “Le Jardin Royal” block of flats was constructed over the former orchards of the nearby Tourneroches gardens, a verdant space nestled within an urban environment, making the ground-floor flat of approximately 95 m², ensconced within a garden of nearly 300 m², feel like a secluded oasis, sheltered from view and all disturbances.
The flat’s front door opens onto a double living room, bathed in light thanks to three sets of glass double doors with direct access to the garden and a patio, facing southwest, where one can enjoy views of the setting sun in complete privacy.
As for the sleeping quarters, they include two bedrooms, with the possibility of adding a third, each one with direct access to the garden, where multi-century trees stand side by side with the vestiges of the buildings that once populated the property during Dr Débat’s proprietorship.
In addition, a functional and modern kitchen abuts the living area, a bathroom, recently renovated, is clad in contemporary ceramic tiles, while a laundry room, a small corridor and an independent lavatory complete the premises.
Designed with comfort in mind, the flat has been adapted to the needs of people with reduced mobility, whereas two parking spots in the basement as well as a cellar also come with the flat.
Although a flat, each one of the property’s elegant details evokes the ambiance of a house, one where the garden extends the flat’s interior spaces and invites one and all to put their feet up and relax.
Only a few minutes by foot from the Val d’or train station, where the SNCF rail line makes it possible to each the Paris-Saint-Lazare train station in 20 minutes, the property is also only ten minutes away, on foot, from shops, a green market, primary schools as well as a secondary school.

The Garden

This sunny verdant space of 300 m² facing southwest is entirely walled off from view thanks to the trees inherited from the orchards that once populated the Tourneroches gardens, which, in admiration of the surrounding nature, were meticulously preserved during the block of flats’ construction in 2003.
Sheltered from view and far from the city’s commotion, the flat enjoys absolute peace and quiet where the only sound that can be heard is the wind rustling through the trees.

Our opinion

Ideally located, only a few steps from the Val d’or train station, the flat is easily accessible from Paris, all the while benefitting from a residential and verdant environment. In addition, the ambiance of the surrounding historical neighbourhood where multi-century trees bear witness to the past as does the Tourneroches gardens, right next door, is an invitation to slow down and enjoy the present moment. Designed to combine well-being with convenience, the property subtly juxtaposes modern comfort with a prestigious living environment, while each room in the flat looks out on a living painting, cadenced only by the changing of the seasons. Facing the surrounding verdure, this flat is a wonderful opportunity for those who are looking for a quiet and tasteful home only a stone’s throw away from the capital.
