For many centuries, the Faubourg Saint-Antoine and Sainte-Marguerite neighbourhoods in the 11th arrondissement were an epicentre for artisans: cabinet-makers, varnishers, gilders, marquetry specialists, upholsterers once abounded in this quarter. From this long-ago era, many edifices and alleyways still exist, where fashionable chefs and designers have opted to live in a hip and bohemian environment. Even though this glass workshop, a vestige of the past, has spanned many decades, it still fits in perfectly with the modern world.
Its ideal location, near Bastille, makes it easily accessible, while still remaining in the historic part of Paris before the surrounding towns, Charonne included, were annexed in 1860. In terms of transportation, the Ledru-Rollin metro stop – served by the line 9 – is three minutes away on foot.

Description

Behind the carriage door, a tree-filled courtyard is paved in Parisian limestone and surrounded by walls, dating from the 18th century, which are partially covered in Virginia creeper. The verdant space, shaded by a Japanese cherry tree, is carefully maintained.
At the back of this calm courtyard, which is a prerequisite for this 38-unit collective ownership building, and under a glass ceiling, is the commercial space with a total floor surface of approximately 313 m².
Both functional and aesthetic, the central area is arranged into an open workspace under a tall glass roof, which provides flexibility and modularity, in anticipation of a professional conversion. A 10-m² entranceway leads to several spaces with a total floor area of nearly 117 m². The rest of the single-storey property is divided into three workshops of 15 to 25 m², as well as a kitchen of approximately 23 m². In addition, there is a second kitchen and a storage space that can be used as a photocopy room, as well as a cellar in the basement. Two lavatories are adjacent to the premises’ reception area.
A full renovation was just carried out, specifically in terms of the flooring, which is covered in the latest generation of resin slabs, adapted to a workplace environment. The vast glass roof, with a surface area of nearly 84 m², was completely restored in addition to its delicate steel metalwork, identical to the original one. The maximum floor-to-ceiling height is nearly 6 metres, while those in the other spaces are approximately 3.5 metres. Bathed in light from all sides, the workshop’s glass wall is insulated from outside noise with triple glazing, which guarantees peace and calm throughout its interior.
The premises are currently equipped with an individual condensing gas Frisquet furnace.

Our opinion

Since the reconversion of the Place de la Bastille and rue du Faubourg-Saint-Antoine, an entire section of the capital has metamorphosed into the colourful symbol of a hip and bohemian lifestyle. In this sought-out sector, trendy shops are at the avant-garde of fashion, while bold young Michelin-star chefs provide a second wind for typical Parisian bistros and designers transform old workshops into workspaces and art galleries. The workshop, entirely renovated by an architect with cutting-edge materials, represents the perfect combination of historical heritage and 21st-century advanced technology.
