Between Avenue Foch and Avenue Victor Hugo, not far from the Bois de Boulogne woods, the north of the 16th arrondissement is very residential. The streets are lined with Haussmannian or Art Deco buildings and prestigious townhouses. Many embassies are located here as well as luxury boutiques. Metro line 2 runs through the Porte Dauphine and Victor Hugo stations. The Collège Jean-Baptiste Say and Collège Saint-Jean de Passy junior high schools are located nearby, as well as the Lycée Janson de Sailly and Lycée Saint-Louis de Gonzague senior high schools.

Description

The apartment is located in a 1930s building with a sober façade adorned by a large Art Deco style ironwork door, topped by a sculpted concrete awning. The communal areas are maintained with care. A remarkable wrought-iron balustrade runs up the carpeted marble stairs.
The property is the only one situated on the third floor and boasts a surface of more than 380 m². The reception rooms and bedrooms all have chevron patterned flooring. The monumental, double-leaf door opens into a hall, which leads to the living rooms, and crosses from one side of the apartment to the other, with windows on both of the building’s façades. In the main lounge, overlooking the street, 18th-century wood panelling adorns the upholstered walls. The double-leaf doors are framed by ribbed pilasters topped with Ionic capitals.
A second, Empire style lounge, with walls decorated with coloured panels surrounded by floral friezes and a ceiling highlighted by crenelated cornices, is further enhanced by the presence of a black marble fireplace adorned with a trumeau mirror. Lastly, an office with classically styled moulded wainscotting completes this part of the property. Beyond the hall, light streams through the large window into a dining room with an 18th-century decor. The wood panelling is dotted with pilasters. Next to the dining room, there is a kitchen that is of sufficient size to take meals in. It is followed by a service entrance, a scullery and a larder. A lavatory for guests and a shower room as well as a cloakroom are discretely located in the reception area. The master bedroom is set apart from the others and is bathed in light thanks to a bay window. The walls are adorned with classically styled wood panelling and there is a black marble fireplace topped by a trumeau. Adjacent to this bedroom, there is a wardrobe and a marble bathroom, with a bath, washbasin and lavatory. The three other bedrooms each have an en suite shower room with a lavatory. Some even have fireplaces. The corridor leading to the bedrooms is equipped with large storage units as well as a utility room. Furthermore, it is also possible to purchase three attic rooms, two of which could be converted into a single bedroom. They are on the seventh floor and can be reached by the elevator. In the basement, there is a vast garage.

Our opinion

This apartment stands out thanks to its size and spaciousness. There is an abundance of space on one single storey, in which the apartment is laid out in virtually its original configuration: rooms set out in a row, punctuated by double-leaf doors that can be used to isolate the various spaces as required. The property is located in a prestigious residential district and is suitable for a family, as a reception venue or as a luxurious base in Paris for regular visits.
