Description
The edifice
The edifice was built in 1890. It reflects the architectural aesthetics of the end of the 19th century. The design of its ashlar facade is symmetrical, punctuated with finely sculpted surrounds and continuous balconies fitted with wrought-iron balustrades that underline each level. Its imposing entrance door made of solid wood has decorative foliage motifs that bear witness to the talent of craftsmen of the time. The upper floors are harmonious with large windows and rounded balconies that give the whole edifice a timeless style. The top floor has dormers with pediments, integrated into a zinc roof, which is characteristic of Haussmannian architecture.
The apartment
The apartment lies up on the third floor. You reach it via a staircase or lift. The dwelling offers a 210m² floor area. An abundance of natural light fills it from east to west. On the west side, a vast entrance gallery leads to a triple reception space, the dwelling’s heart, with a 75m² floor area. The high ceilings are typical of Haussmannian apartment buildings. The home’s decoration dates back to its time of construction and is typical of 19th-century aesthetics. It is adorned with stucco, mouldings, cornices, tall double windows with Cremona bolts, an ornate marble fireplace with a trumeau mirror, and oak chevron parquet. The triple reception space is especially bright as three large windows and the dining room oriel window bring in much natural light. On the east side, the entrance hallway connects to two first bedrooms, which share a bathroom and a lavatory, then to the master bedroom, which is spacious and bright with a large window that looks down at the calm inner court. The bedrooms have wood strip flooring. At the end of the entrance gallery, which has a majestic series of bookshelves, there is a spacious hallway. On one side, it connects to the dining room. On the other side, it connects to a corridor with dado panelling and wood strip flooring that leads to the fourth bedroom and the kitchen. The corridor also connects to a separate lavatory and to a bathroom with a beautiful washbasin, old-style taps, a cast-iron bathtub and a spacious shower. Lastly, there is a large, tiled, fully fitted kitchen. It has a floor area of over 25m². It is used for meals and family cooking.
Our opinion
This extensive apartment is a spacious haven with old parquet and connecting rooms beneath high ceilings embellished with mouldings. The decor is classical with beautiful features that have been well preserved. The dwelling’s position up on the third floor offers a rare degree of natural brightness inside. From one window to another, this bright interior is a viewpoint where you can admire a Parisian vista as you look out over treetops. The elegant, well-proportioned facade of the sumptuous edifice heralds an interior of fine quality. It bears witness to a time when each building material was carefully chosen. The Haussmannian decor extends from the floor to the ceiling, adding touches of timeless refinement to the home. The apartment has been well maintained to preserve its character with respect for the materials. The layout is well balanced between reception rooms and private spaces. This haven is a welcoming home that is perfectly suited to family life, yet it ensures that each person can enjoy privacy here too.
