Description

The residence is accessed via a gate with a code. A 20-metre driveway leads to the eight-storey building, which was built in 1938. Nine curved bay windows, in typical Art Deco style, distinguish the central section of the ashlar facade from the third to the fifth floor. The windows are straight and wide, protected by green-painted Art Deco-style wrought iron railings and white roller shutters. They are set out regularly and symmetrically. The facade is marked by projections, recesses and various profiling features that distinguish the floors or bays: window frames, lintels, cornices and friezes.
The double entrance door protected by a code is made of glass and wrought iron with a lemniscate motif. It opens onto a vast hallway with a marble floor and large mirrors on either side. A carpeted wooden staircase leads to the upper floors, while the old lift has retained its metal openwork structure and wooden cabin.
In a quiet location at the back of the residence, this 53 m² apartment was completely renovated seven years ago. It is the only one on the fourth floor that is accessible by lift or staircase. Designed to make the most of the space, it is set out with four rooms: an entrance hall, a separate kitchen, an almost 25 m² living room, an approximately 16 m² bedroom with a wardrobe and a bathroom fitted with a large washbasin, bath and toilet.
The large south-west-facing windows, which are not overlooked, ensure that the property benefits from plenty of natural light. The French windows are double-glazed. The floor is covered with a blond oak parquet.

The apartment

Located on the fourth floor, accessible by staircase or lift, the property is the only one off the landing. A large Art Deco-style wooden door opens into the entrance hall, where a large Japanese panel of frosted glass and thin wood lets in diffused light and cleverly hides the kitchen. The living room, measuring around 25 m² is just off the hallway. With its large double-glazed window facing south-west, it has an uninterrupted view of tall trees and the towers of La Défense in the distance.
The kitchen is fitted with a four-ring induction hob, extractor fan, electric oven, washing machine and fridge-freezer. Following on from the living room, the bedroom, with its large south-west-facing window, similar to the one in the living room is behind a sliding door. The wardrobe is behind a first door on the far right. A second door on the left opens onto the tiled bathroom, which is also very bright, with a washbasin, toilet and, at the far end of the room, a bathtub.
The floors in the entrance hall, living room and bedroom are covered with straight, thin strip blond oak parquet flooring, the walls are painted light grey and a white border at the top of the walls provides a soft transition to the ceilings.
Everything is in excellent condition, and the materials used and the equipment installed are of the highest quality.

Our opinion

A functional, well-maintained property, where peace and light abound. Its highly desirable location and vast windows open onto a green urban environment as far as the towers of La Défense, demonstrating its relative proximity to the capital.
This comfortable apartment has well thought-out, optimised spaces and quality fittings from floor to ceiling, in a sober, contemporary style that has been designed with great coherence. It is ideal for one or two people, as a primary or secondary residence. Its excellent condition, in a very well-maintained Art Deco building, makes it an ideal place to move in quickly and easily.
