Premises for commercial use on the ground floor and entresol,
on Place Dauphine, one of the five royal squares in Paris
Paris, PARIS paris 75001 FR

Location

Around 1360, the majority of what is now Place Dauphine was occupied by the king’s orchard. Construction of the Pont Neuf bridge persuaded Henri IV to transform the former garden into a residential square, which was named “Dauphine”, the French for ‘heir apparent’, in honour of future King Louis XIII. Later, as part of Baron Haussmann’s rearrangement of Île de la Cité, he considered replacing it with a square surrounded by neo-classical buildings. His forced retirement at the end of the Second Empire allowed the square to retain a semblance of the appearance it had in the 17th century. French cartography agency IGN (Institut Géographique National) deems this square to be the geographical centre of Paris. The nearest metro station to the property is Pont Neuf on line 7.

Description

Near to the Louvre, Place Dauphine became a place for trade and stocks, attracting goldsmiths, spectacle-makers and engravers. Indeed, such merchants exercised their activity in these very premises in bygone days. Today, it is occupied by a publisher, but it could also be used to house a restaurant. It opens directly onto the square, through a door to the right of the front window. In the first room, with a surface of approximately 17 m², there is a flight of stairs leading to the entresol, which also overlooks the square. The rooms still boast original period exposed beams. Upstairs, a header joist and hood covered with ceramic tiles are all that is left of a former fireplace.
To the rear, a room with a mezzanine is used as a kitchen and there is a lavatory at the back. There are two cellars in perfect condition, with total floor-space of more than 40 m², which can be reached via a trapdoor or the staircase from the communal areas. They were recently used as a recording studio.

Our opinion

Paris is brimming with astonishing places of unequalled elegance. Place Dauphine is the most intimate of the royal squares, the only one located on an island and, most importantly, the sole one without traffic. The pleasure of working in a setting like this represents a real privilege for a future occupant. Though the premises are away from the hustle and bustle of the city, there are plenty of tourists, as it is located in the centre of Paris and forms a link between the right bank, where the Louvre is situated, and the left bank, with Saint-Germain-des-Près.
This property for commercial use is listed as a restaurant. If used for such an activity, the granting of a terrace on the square is possible, but it can also play host to other activities.
