Location
The building is located in the exclusive Faubourg Saint-Germain quarter, in the most sought-after sector of the Rue de Babylone, close to the Hôtel des Invalides and the Rue Monsieur, Rue Barbet de Jouy, Rue Bellechasse and Rue Vaneau. The surrounding harmonious late 18th century facades present decorative features of an exceptional quality. Vast green spaces nearby - some of which are perfect for leisurely strolls - provide the district with a breath of fresh air: the parks of the Rodin Museum, the Lycée Victor Duruy, the Hôtel Matignon, as well as the Labouré Garden and the Square des Missions Étrangères. This elegant area also offers all the day-to-day amenities. Close by, Saint-François-Xavier metro station links the property to Montparnasse and Saint-Lazare stations, just a few stops away. A little further on, rue de Sèvres offers a wide range of food shops including the Grande Épicerie, the high-end foodie paradise part of the Bon Marché department store.
Description
Access to the first-floor flat is via a hall panelled in faux marble and punctuated by Doric columns, which leads to both the lift and the wide oak staircase. The spacious entrance hall serves the reception rooms, which extend over almost 65 m²: dining room, sitting room and small sitting room arranged in a circular arc and benefiting, thanks to their four windows and glass door, from double exposure and abundant natural light. To the right of the double entrance door, a scullery leads to a kitchen of around 10 m², which can also be accessed through a service door. At the far end of the entrance hall, a corridor lined with wardrobes leads off to the right to the private areas. Two bedrooms have been combined to form a single sleeping area of almost 34 m². A luxurious walk-in wardrobe is next to the bedroom; a bathroom, shower room and lavatory are opposite. Another bedroom of around 13 m², with its own shower room, offers a pleasant view over the gardens of the townhouses on Rue Monsieur.
Our opinion
Haussmann style combined with the charm of the noble faubourg. An elegant dressed stone building featuring high ceilings and a spacious reception area. A versatile family flat - with two to four bedrooms, plenty of light pouring in from the windows enjoying unobstructed vistas, and large storage areas skilfully fitted by an interior designer. As for the aristocratic charm of the Faubourg Saint-Germain, this is where it radiates its discreet glamour: a provincial calm, glimpses of greenery, a few stately residences revealing their elegance on the surface of their weathered facades. Meanwhile, the glazed tiles, colourful dragons and crimson maples of the restored Pagoda will soon recreate a colourful and joyful tableau under the windows of this building, adding a touch of colour to the neighbourhood's classical ambience.
