Location
The building is in the heart of the 7th arrondissement, in the antique dealers’ district. In 1622, Queen Margaret of Valois assigned land alongside the Seine River to be divided into plots, opposite the Louvre and the Tuileries. The Faubourg Saint Germain district developed from the neighbouring village of the same name. This led to the creation of Rue de Bourbon – now called Rue de Lille – and many religious communities settled here. The Theatines order built this private mansion as a revenue house. The district boasts a rich cultural scene, with the Musée d’Orsay museum, École nationale supérieure des Beaux-Arts fine arts academy and the Maison Gainsbourg Museum all nearby. Nearby, there are many food shops, especially in Rue du Bac. The building can be reached with ease via the Musée d’Orsay metro station.

The Hôtel des Théatins
This building was built between 1630 and 1670 on the site of the French Queen’s former gardens and was one of the first on Rue de Bourbon, as well as one of the initial witnesses to how the current 7th arrondissement became urbanised. It was built to be what was called at the time a revenue house. The façade is very sober, even if it boasts noble volumes.
The studio
It is located on the elevated ground floor and faces south. With a surface of approximately 28 m², one of its distinctive features is its impressive ceiling height of almost 3.7 metres. Thanks to a number of thoughtful layout features, the space of the square-shaped main room is perfectly organised. There is a sofa bed in front of an alcove, which faces a small bookcase, a desk and plenty of storage space. The floor is carpeted and the ceiling boasts exposed joists. The windows are fitted with raw timber interior shutters. In the enclosed separate kitchen, there is a washing machine, dishwasher and a folding table, allowing plenty of space for two people to eat together. The shower room has a washbasin, walk-in shower and a toilet. There is ample storage above the kitchen and shower room.
Our opinion
This studio is commensurate with the prestige of the street in which it is located. It boasts all the required elements to satisfy a future occupant: it is located in a private mansion with illustrious history and possesses ample space, optimised furnishings and respectable volumes. Such is the level of comfort in this studio, its occupant is likely to feel like they are living in a larger apartment. The layout makes it easy to work from home as a freelancer, or to simply enjoy a base in one of the French capital’s most sought-after neighbourhoods.
