Location
The property is located on the upper floors of a Haussmannian building, which was constructed in 1879 in one of the private, gated areas along the Avenue Foch, one of the most prestigious locations in Paris. Facing south and west, with abundant natural light, the three-storey flat includes panoramic views of Paris as well as of the Arc de Triomphe, with the foliage of the avenue’s immense trees in the foreground and, beyond, the eye-catching frieze of the buildings opposite. In addition, the Porte Dauphine metro station is only two minutes away on foot, whereas the ring road, from whence one can exit Paris, is only 300 metres away. It should also be noted that this tony residential neighbourhood is also not far from the many shops along the rue de Passy, while the Janson-de-Sailly secondary school is located nearby as are the Saint-Louis-de-Gonzague and Saint-Jean-de-Passy educational establishments, which are both easily accessible via the metro.
Description
Located on the last three floors of the building, the flat has more than 300 m² of floor area and takes on the appearance of a private mansion: from the third-floor landing, an immense gallery leads to the front double-door entrance, which opens onto an antechamber. From here, an initial flight of stairs leads to the flat’s grandiose principal landing, situated on the building’s fourth floor where a triple living area with five arched windows opens onto a wraparound balcony of nearly 30 m². With sunny interiors, vast spaces and Haussmannian décor, which provide the premises with exceptional charm and sophistication, this floor also includes the parental suite – an immense room with panoramic views, a bathroom and a walk-in wardrobe – while three other bedrooms, each with their own private bathroom and wardrobe are located on the western side of the flat. In addition, there is also a vast kitchen with an upscale dining room, which enjoys plenty of natural sunlight thanks to its large windows. As for the flat’s third and last floor, accessible via a second staircase, it was converted into a fitness room, a study and a storage area, while a laundry room, storeroom, cellar and two parking spots also come with the flat.
Our opinion
A flawless property whose notable qualities all come together to provide this Parisian flat with its undeniable appeal and allure: on the one hand, a prominent location, a sought-after neighbourhood and a private, protected square, while, on the other, Haussmannian splendour at its pinnacle, spacious and sunny volumes as well as breath-taking views. In addition, its high-quality and meticulous renovations added a touch of understated elegance to the flat’s original decorative elements, while the architect who redesigned the space was able to successfully bring together the standing of a sophisticated flat with the amenities of a family home, resulting in a rare property that combines a comfortable lifestyle with sophisticated tastes.
