A top-floor duplex flat with views of the Bois
de Vincennes on the Avenue de Gravelle
Charenton-le-Pont, VAL-DE-MARNE paris 94220 FR

Location

Located on the Avenue de Gravelle in Charenton-le-Pont with views of the Bois de Vincennes, the flat, with a floor area of 130 m², is on the 3rd and 4th floors of a four-storey building constructed in 1900. In addition, this sought-out location on the Avenue de Gravelle is not only surrounded by a verdant environment, but is also near the centre of Charenton as well as the metro line 8, which is accessible from the Charenton-écoles metro stop, only five minutes away on foot.

Description

The building, whose main façade references the classical style in fashion during the late 19th century, is clad in impeccably preserved ashlar stone, an indicator of the quality of the building’s construction.
As for its symmetrically placed windows, they are safeguarded by wrought-iron guardrails characteristic of the time period, whereas the building’s secure carriage entrance with intercom is framed by stone pilasters and opens onto a gallery, from where a door provides access to a staircase and lift. In addition, towards the back of the gallery, double doors open onto an interior courtyard with a storage room for bicycles, while the duplex flat’s front door is located on the third floor landing, which it shares with another flat.
With a floor area of approximately 130 m² and straight-plank oak hardwood floors throughout, to the left of the foyer is a laundry room, followed by a shower room with lavatory while, opposite, is the large, family-size kitchen. A window in each of these rooms, which looks out on the interior courtyard facing south, provides ample sunlight for all of these spaces.
Adjacent to the foyer, the living room, and the flat’s true centrepiece, includes three windows that face the Bois de Vincennes, providing the room with abundant luminosity and breath-taking views.
Built-in bookshelves and an original, operational fireplace with a red marble mantel provide a touch of additional charm to this room, while, to the left of the fireplace, a wooden spiral staircase leads upstairs, where a landing provides access to three bedrooms and a bathroom with orange mosaic tiles, a window and a lavatory.
With its own bathroom, large storage spaces and a lavatory, the flat’s main bedroom also comes with unobstructed views of the park and its verdant foliage that stretches endlessly towards the horizon.
Lastly, in the commonhold building’s basement, a garage, proposed with the flat, is large enough to park two vehicles.

Our opinion

This luminous flat in a historical building with unobstructed views of the Bois de Vincennes, not only provides a pleasant living environment, but is also located in the heart of Charenton-le-Pont near the metro as well as numerous shops. In addition, it has a coveted location on the Avenue de Gravelle, lined with numerous private mansions and blocks of flats displaying a rare variety of architecture from classicism to Art Deco, by way of modernism or even the Neo-Renaissance style.
A rare property, this flat provides the perfect balance for a family looking for an oasis of peace and quiet right outside of Paris.
