Paris, PARIS paris 75013 FR

Location

The 13th arrondissement of Paris is at once authentic and modern. This vibrant corner of the French capital is renowned for its diversity. The apartment building stands on a major avenue in the beating heart of the emblematic Tolbiac district of Paris, between historical and cosmopolitan neighbourhoods, just a stone’s throw from the quaint Butte-aux-Cailles area with its charming village ambiance. The apartment lies on the top floor of its edifice. Up here, you are not disturbed by urban bustle yet you can still enjoy the delights of a lively environment with countless shops and amenities, as well as a large shopping centre nearby and a market that takes place on Thursdays and Sunday mornings. The dwelling is not far from the famous Butte-aux-Cailles swimming pool, which is listed as a historical monument and is one of the oldest pools in Paris. It also lies close to the lush Parc de Choisy, a four-hectare public park. Indeed, this delightful neighbourhood promises a comfortable, pleasant Parisian lifestyle. Tolbiac metro station, on line 7 of the city’s underground transport network, lies at the foot of the apartment building.

Description

You enter the building straight from the avenue, through a door with an entry code system for security. The property lies up on the fifth floor. There is no lift up to this level. The apartment offers a floor area of around 30m². The art deco edifice dates back to the early 20th century. Its stone facade displays a range of plain decorative features, including cornices, window surrounds, octagonal panels in relief, geometric corbels, wrought-iron guardrails and corner pilasters. The building has five floors with three apartments on each one, so fifteen units of accommodation. An oak staircase leads up to the apartment. The communal areas are remarkably well maintained. They are painted white and grey. When you step into the apartment, you enter a hallway with a floor area of around 4m². Wood strip flooring extends across this entrance hall. Its white walls were recently painted. The hallway leads to a lounge on its right. This lounge connects to a kitchen. At the end, there is a bedroom, as well as a bathroom and lavatory. Together, the lounge and kitchen offer a floor area of around 13m². Each of these two rooms has a double-glazed window. The east-facing position of the rooms and the high level of the apartment make the interior pleasantly bright. The kitchen is fitted with cupboards and a backsplash panel of black and white ceramic tiles above a dark work surface. At the end of the hallway, there are a few built-in storage spaces. A door leads into a bathroom with a lavatory. Glazing separates the latter from the kitchen at the top of the wall shared between the two rooms, which lets natural light into the bathroom while keeping this space completely private. The apartment’s bedroom offers a floor area of around 11m². High-quality wood strip flooring extends across this bedroom. An east-facing double-glazed window fills the room with natural light. The property includes a 5m² cellar.

Our opinion

This delightful dwelling boasts precious strengths that any future owner will enjoy: the apartment is ideally located in a vibrant district of Paris, its interior layout is pleasingly practical, and recent refurbishing has freshened it up marvellously. The neighbourhood offers many shops for everyday needs. You can settle into this apartment straight away without having to carry out any renovation work. The dwelling is simply waiting to be decorated with a personal touch by whoever comes to live here or whoever chooses to invest in the place to rent it out. This pleasant haven is bathed in natural light that floods in through its double-glazed windows. And a cellar gives you extra storage space, which is always useful. The underlying principles here are simplicity, practicality and centrality. This property offers the essentials.
