Back in the 19th century, when the south of Paris still had a few orchards, the 14th arrondissement was a favourite haunt for leading artists, who came to enjoy its "guinguettes" (taverns) and cabarets. Victor Hugo, Alfred de Musset, Eugène Delacroix and Alexandre Dumas all often spent time here. To this day, painters, musicians and sculptors flock to this part of the city. Between Montparnasse and its workshops and the Porte de Vanves with its antiques market, the only one within the Paris city limits, it also attracts collectors and art lovers. The Plaisance district seems to have escaped Baron Haussmann's urban planning schemes and has retained a genuine village feel. Description

Three rows of tall windows are protected by ornate cast-iron guardrails. On the ground floor, an entrance door with a keycode entry system leads to a long corridor. At the back of the courtyard, a second door provides access to a winding staircase leading to three flats on each floor. The bright staircase is lit by large windows.
The property is a duplex flat on the top two floors of the building. On the third floor, the flat is full-width. The entrance leads on the street side to a room with two windows and a flight of stairs to the upper level. A partition separates the bedroom overlooking the courtyard from its shower room with toilet, which is lit by a window and enjoys an unobstructed view. On the fourth level, the flat is also full-width, overlooking the street and the courtyard. A small entrance hall serves a room with two windows on the street side. The kitchen with a large window is opposite, followed by a shower room with toilet, also lit by a window. The electric heating and hot water production are independent. The entire flat is in need of renovation.

Our opinion

In a popular, authentic district, with a good choice of restaurants and food shops, this property is situated in a street full of bucolic charm. Particularly bright and comprising two levels, it offers a wide range of possibilities, including the creation of two independent units. Today, this property is a Parisian pied-à-terre for lovers of bohemian Paris, or for a young family looking to build an authentic, happy life far from the shackles of globalisation, in a quiet environment close to transport links and Montparnasse railway station.
