Location

On the Left Bank, a few steps from the Seine and Notre-Dame cathedral, this property is situated in a famous street where President François Mitterrand once lived. The name of the street can be found on 13th century maps and writings and refers to the diversion canal that brought water from the Bièvre to the gardens of the Saint-Victor abbey. In the 1970s, the street was completely rehabilitated and received a new drainage system. Most of the buildings, including the one where this property is located, were upgraded for high-end residential use. The Ile Saint-Louis, Place Maubert and the Jardin des Plantes are only a few steps away. This "intellectual" district boasts old universities and prestigious colleges as well as shops, markets, public transport and two public car parks.

Description

The double entrance door to the building is flanked by a shop on either side. The elegant facade is rendered. It comprises four columns of windows and three floors above the ground floor plus an attic level. In the pure 17th century style, the edifice features wrought iron guard-rails on the first and second floors and arched cross windows on the third floor. The varying hight of the different levels is typical of the classical period. The U-shaped building has a central patio with opus incertum stone paving, like the floor of the entrance. An iron grille protects the access to the patio. The staircase with its stone steps and risers opens onto the patio. A lift with moulded oak panelling facilitates access to all five floors. The entrance of the flat leads into a hallway. A few steps up, a door opens into the fitted and equipped kitchen. The living room enjoys a double exposure to the street and the patio. At the back, a corridor leads to the lavatory, a wardrobe, a storage room, a shower room and a bathroom. On the left, the first bedroom. A few steps further down, the second bedroom has built-in cupboards. Hot water and heating are provided by a gas-fired boiler.

Our opinion

The elegant and discreet facade of the edifice is typical of this street steeped in history, where Dante once sojourned. As soon as one steps into the building, a kaleidoscope of noble materials takes the visitor into a classic, typically Parisian world. The sense of exclusivity is reinforced by the fact that there is only one flat per floor. The layout of the flat, with its bedrooms facing the courtyard, ensures complete freedom from noise. Exposed beams, stone floors, varying levels, accessed via flights of steps confer the typical charm of the surrounding properties. The prestige of the intellectual Left Bank, the immediate proximity of leisure facilities, museums, shops and restaurants, while being located in a very quiet street with restricted traffic and no parking, all these features render this property a true gem.
