Location

The property is located in the Pays de la Loire region, on the frontier between the Mayenne and Sarthe areas, in wooded countryside dotted with small, picturesque villages. The station in Sablé-sur-Sarthe is 20 minutes away, from where Paris can be reached in 1 hour 10 minutes via high-speed TGV trains and many TER regional express trains provide links to Le Mans, Angers and Tours. Via the A81 motorway, Paris is 2 hours 40 minutes away, Angers is 1 hour away and Laval is 35 minutes away. All the convenience stores and everyday services you may require are very nearby.

Description

The curving drive leads off a country road past parking spaces and up to the mansion, to the south of which there are two large outbuildings, the first of which has been fully converted. The second boasts a vast space with a cathedral ceiling. Hidden from the mansion behind these buildings is an old barn that can be converted as well as equestrian buildings and facilities made up of a round pen next to a stable, saddlery, manege and second stable, all of which can be reached from a second entrance.
The mansion probably dates from the 16th century. The main building is L-shaped and boasts two towers. A renovation in the 19th century focused on the windows and an extension on the southern gable. It is made of rubble stone covered in traditional limewash rendering. The window frames, cornices and dormer windows are made of tuffeau stone. The mansion has three storeys, one of which is an attic level, topped by a hipped slate roof. The two towers are topped with pepper-pot turrets.
The building is surrounded by tree-filled grounds and notably an imposing and archetypal horse chestnut tree. Beyond the grounds, there are vast meadows for the horses. To the east, a lawned drive runs past mirabelle plum trees and leads to a small lake surrounded by a wood.

The mansion

On the top level, there is approximately 159 m² of attic floor-space waiting to be converted.


The ground floor
The entrance doors open into a large entrance hall, leading on one side to two large lounges and an office in one of the towers. One of the two lounges as well as the office are in need of refurbishment. On the other side of the entrance hall, there is a boot room with a sink, a toilet and hand washbasin, as well as a third lounge leading to a kitchen/dining room, which opens directly into the grounds and is adjacent to a scullery. The single-flight, quarter-turn, wooden staircase is housed in the second tower and can be reached from the entrance hall. Each room boasts a marble fireplace, apart from the stone one in one of the vast lounges. The flooring is made up of terracotta tiles or wood stripped flooring.
The upstairs
Two bedrooms can be reached from the landing, from which a hallway also leads to three other bedrooms as well as a shower room with a toilet. Two of these bedrooms are particularly spacious. One of them requires renovation, as does a bathroom located in the tower, while the second boasts a space intended to house a bathroom and toilet.
The attic

The converted outbuilding

This two-storey building including an attic was built using rubble stone and rendered with limewash. The arched window and door frames are made of bricks. It has a gabled slate roof. The first part comprises an estate keeper’s house or independent holiday cottage, with a lounge, a kitchen that opens onto a private south-facing patio, two bedrooms and a shower room with a toilet, spread over a total floor-space of approximately 115 m². The second part of the building is intended for welcoming friends or guests and includes three large bedrooms with en suite shower rooms and toilets. On the ground floor, there is a south-facing patio and a dining room. A large living room occupies the upper floor as well as an approximately 95-m² attic awaiting conversion. In total, there is 234 m² of floor-space.
The building also houses a utility room and boiler room.

The other outbuildings

The first of the other outbuildings extends along the same axis as the converted outbuilding. It is similar in appearance and stands alongside the southern façade of the mansion. It has a hipped slate roof and its walls are made of rubble stone rendered with limewash. At present, the windows, whose frames are made of tuffeau stone, have been filled in. The arched windows on the other side have brick frames and look onto the round pen and stables. The interior rises up to the cathedral ceiling and exposed roof frame, making it ideal for receptions, with total floor-space of approximately 180 m².
Another convertible outbuilding can be found in the form of the old barn opposite the holiday cottage accommodation. Its gabled slate roof will soon be renovated. The walls are made of rendered rubble stone, with brick door and window frames, while the total floor-space is approximately 77 m².

The equestrian facilities

A large stable building stands alongside the round pen opposite the unconverted outbuilding. Its walls, punctuated with brick framed doors and windows, are made of rendered rubble stone and it has a gabled slate roof. The central entrance leads to four box stalls on one side, with a workshop and examination room on the other. A modern extension to the rear plays host to nine other box stalls. The total floor space is approximately 420 m². Next to the stables, there is a saddlery in which a vast room boasts a cathedral ceiling. A lounge area, bathed in light through a large, glazed door, stands in the centre, flanked by a hallway with a washbasin, shower and separate toilets. The total floor space is approximately 55 m². A 21-m² horse washing facility is adjacent to the saddlery. A modern stable with concrete walls and a corrugated sheet roof plays host to 12 more box stalls on the ground floor and hay storage space on the upper floor. Its total floor space is approximately 237 m².

Our opinion

This estate is well situated and is dedicated to both the pleasure of comfortable relaxation and enjoying the thrills of horse riding. The mansion, its outbuildings and grounds boast a peaceful, countryside setting where horses frolic in the meadows, beneath the elegant turrets of a remarkable edifice that has been carefully preserved by its successive owners. The graceful interior is comprehensively bathed in light thanks to the many arched windows with tuffeau stone frames that punctuate the façades. The property is ideally suited to family life, but also to bed & breakfast activity thanks to the vast outbuildings that it includes.
