Location

This property is located in the heart of the Nouvelle Aquitaine region, in the centre of the Dordogne area, where the Périgord Blanc boasts an undulating landscape. The age-old building seems to change colour with the ambient light, thanks to the white limestone from local quarries. The area can be easily reached via the A89 motorway linking Bordeaux to Lyon via Périgueux and Brive, as well as by the Bordeaux-Périgueux-Limoges railway line. The airports in Bergerac and Bordeaux are respectively 50 minutes and 1 hour 30 minutes away.
The nearest town, just 10 minutes away, boasts all the essential shops and services, while Périgueux, which is the area’s administrative centre, can be reached quickly.

Description

This estate, in the heart of a rural and undulating environment, away from large and medium-sized thoroughfares, is spread out over more than 34 hectares of meadows, organic farmland and woods. The buildings, located in the centre of this land, are surrounded by parkland and boast an inner courtyard, gardens, patios and an approximately 1-hectare orchard. The property benefits from uninterrupted 360° views.
It is made up of a main edifice with two wings in an L-shape flanked by an imposing 14th-century round tower where they join, a farm with its various farm buildings near to the passing road and, lastly, set slightly away from the rest, a swimming pool with a view overlooking the surrounding nature.
The rubble stone and ashlar façades are mostly rendered, with mainly rectangular doors and windows, some of which have mullions and transoms, while the mainly gabled roofs are made up of half-round or flat tiles.
The main entrance to the property is formed by a drive, lined with hundred-year-old trees and a long farm building, that leads to an inner courtyard closed by a gate. A secondary entrance runs alongside a lawned, shaded parking area to the west wing of the castle.

The castle

The property is built on a slope and consequently the living quarters are on several levels. It also has semi-underground cellars. It is based around a round, defensive, stone tower built in the 14th century, with four stories, one of which is a semi-underground cellar. It also has a room at the top to be converted, beneath the flat-tiled pepper-pot and sprocket roof, which was renovated after the violent storms of winter in 1999. The L-shaped castle is made up of:
- To the west, a section partially dating back to the Renaissance, adjacent to the tower, adjoined by a long 18th-century outbuilding with a lower roof. The two roofs on this west wing are gently sloped and made of half-round tiles.
- To the south, a wing added to the Renaissance tower at a later date, with one storey - at garden level opening onto the courtyard to the north and a patio to the east - above semi-underground cellars and below a loft with a hipped, sprocket roof made of half-round tiles.


L'aile sud
This 209-m², manor house like building was restored in the 19th century takes up the whole of the ground floor. Its wooden, main entrance door opens into the courtyard to the north. It boasts a patio paved with stone to the east, shaded by wisteria, and another entrance from the outside to the west. Its southern façade overlooks the valley. Throughout the house, there is period pitch pinewood or oak flooring, while the double-glazed windows mostly boast wooden joinery and the walls are plastered or wallpapered. The vast hall leads to a dining room, a kitchen boasting plaster moulding, a trumeau and built-in wooden cupboards. The three bedrooms on this level, one of which is in the tower, each have an en suite shower room or bathroom with separate lavatories. The central heating, made up of cast iron radiators each equipped with a digital thermostat that can be controlled remotely using an application, is powered by a gas-fired boiler. Two working fireplaces, one in stone and the other in brick with wooden trimmings, provide a pleasant extra source of heating.
Le logis noble
This is a fully restored apartment, facing west and south, spread over a surface of approximately 204 m² and located in the Renaissance era part of the property. It can be reached by an outside stone staircase and is made up of the third level of the south wing, the second level of the west wing and the two upper levels of the tower. A hall, a shower room with a lavatory, a bedroom and a separate lavatory have been created in the vast adjoining attic space. The living room and open plan kitchen, along with the lounge and bedroom in the tower, make up the noble rooms of the old residence. The history of the edifice is exuded by the monumental stone fireplaces, arched passageways, exposed beams, small-paned mullion and transom windows, exposed ashlar door and window frames, period wooden doors and walls rendered with limewash. There are wood stripped flooring or terracotta tiles throughout. An entrance hall, a bedroom and a bathroom with lavatory complete the interior layout. In addition to the gas-powered cast iron radiators with digital thermostats, there is a wood burning stove in one of the fireplaces and an open hearth built into one of the walls. The remaining part of the attic space, which can be easily reached has potential for conversion, houses a water heater, the wiring cupboard and a single-flow CMV.
Le studio
This approximately 40-m² studio is located in the west wing and can be reached either by an outside, stone flight of steps or via a wooden staircase installed in the entrance porch. With a terracotta tiled floor, the sole room in this apartment boasts a stone fireplace built into the wall, with an arched mantelpiece, exposed beams painted in white, limewashed walls with exposed ashlar stonework, a kitchen area and a modern shower room. The heating is provided by a stone and brick fireplace as well as by electric radiators.
The basement
These more than 150-m², semi-underground cellars can be reached by two outside wooden doors opening onto the southern patio, as well as via two interior wooden staircases. They are made up of old kitchens with rammed earth floors and a demolished fireplace, a boiler room for the gas boiler, a fruit store, a room carved out of the rock, a wine cellar and a rectangular room in the tower, in which the floor is covered in gravel. There is also separate entrance to this room from the outside and it houses a water heater. The ceilings have been fully insulated with glass wool and the rainwater that previously ran through the cellar has been diverted by a drain that passes through the courtyard.
La cour enherbée
Beyond the drive and entrance gate, the south and west wings enclose a pleasant lawned area with flower beds. Furthermore, wisteria, magnolias, Judas trees, rose bushes and many flowers embellish the patios in front of the various buildings.
The apartment
It is located in the west wing in what was previously the stables, on the same level as the patio and garden, with a surface area of more than 64 m². It has a living room with a fitted kitchen, a stone fireplace, a floor paved with large slabs, walls rendered with limewash, entrances on either side of the building as well as the entrance porch, a bedroom and a shower room tiled with rough marble, in which there is a walk-in shower. The heating is provided by the fireplace and a heat pump installed in 2023, which is connected to a low temperature under-floor heating system. The various windows are fitted with interior shutters.
The agricultural storage building
This building is located at the entrance to the courtyard, has a wooden roof frame covered with half-round tiles and is used to store wood. There is also space available for parking a vehicle. It is fitted with a three-phase electrical socket.
Le porche
In the west wing, the entrance porch has exposed roof framing and two carriage doors, through which the swimming pool can be reached from the inner courtyard. It is also used as a garden porch.
The workshop
It is located beneath the studio, on the ground floor of the west wing and opens onto the courtyard.
La buanderie
It is situated on the ground floor of the west wing next to the workshop and houses a laundry room, a separate lavatory and a water heater. A service door provides access to the kitchen in the south wing and a staircase leads down to the cellar.

The farm

The old farm at the entrance to the property, overlooking the road, is made up of two vast buildings set around a lawned inner courtyard and a hen coop.


The dwelling
The L-shaped farmhouse has rendered rubble stone walls and a gabled roof made up of half-round tiles. It contains a home that is rented out all year, a pantry, a barn/byre and a covered area. The house is made up of a kitchen, a lounge, a shower room with a lavatory, a bedroom and wardrobe space. All the windows are single glazing and are fitted with wooden shutters. The electricity and plumbing are the same as when the house was first fitted out.
The agricultural storehouse
An old barn on the roadside, which closes off the farmyard, is used as a byre, hay loft and garage for farming vehicles. On its gable end, there is a lean-to divided into two parts, used respectively for storage and as a hen coop.

The orchard, parkland, woods and swimming pool

An orchard spreads out from a stone well with eleven different varieties of fruit trees, near to the eastern side of the buildings. The surrounding parkland and woods, which form a continuing expanse of lush outdoor spaces, boast a wide range of tree types, including ten species of oak, as well as cedar, chestnut, walnut, cypress, Mediterranean pine, maple, beech and fir. Lastly, to the west of the castle, a swimming pool has been installed in the grounds.


The swimming pool
It was built in 2015, away from the main building. It overlooks the valley and enjoys broad views over the parkland and wooded landscape. It measures 6 metres by 13 metres and its depth varies from 1.2 metres to 2 metres. It is surrounded by decking made of stone slabs next to which there is a wooden pool-house with a shower and space for the pool’s technical facilities, including the salt filter system. It is fitted with a pool safety alarm and the dosing system can be remotely controlled via an application.

Our opinion

The long, L-shaped silhouette topped with half-round tiles and flanked by a corner tower stands out of the landscape like a mineral letter among wooded slopes, babbling brooks and farmland. The way the light plays on the warm tones of the stone as well as the deep red colour of its joineries set the tone of a joyful place steeped in history. The building’s renovation, in spite of its modern bias, has preserved the place’s soul. Set in the middle of a vast agricultural estate, with no disturbances or neighbours, the castle now offers four self-catering holiday lets. It should be noted that the sale may take the form of a purchase of the land or of shares in the company, in order to continue the hospitality business with some of the partners.
