A 19th-century neo-Gothic stately home, hunting lodge
and 10 hectares of grounds 40 minutes south of Poitiers
Poitiers, VIENNE poitou-charentes 86000 FR

Location

The manor house lies on the edge of a village with a range of local shops, surrounded by countryside in western France, where the three regional nature parks of Brenne, Périgord-Limousin and Marais Poitevin meet. Only a few kilometres away, a small town built along the Vienne river completes the local services, facilities and shops.
Poitiers and its TGV station, which connects to Paris in 1 hour 30 minutes, are a 40-minute drive to the north. La Rochelle and the Atlantic Ocean can be reached in 2 hours.

Description

Turning off the road, the manor house comes into view at the end of a bridleway planted with plane trees and sequoias.
Dating back to the 19th century, the building reflects the Neo-Gothic style typical of that period, with its mullioned windows and carved flower and cabbage leaf motifs. Set amidst the trees, the white facades beneath a hipped slate roof instantly catch the eye. Built over cellars, the residence is three storeys high and features a symmetrical structure with a central section and two wings. The rear of the manor house overlooks the parklands, where a box-hedged track leads to a large meadow with access to the rivr, featuring five horse stalls and a stable. A swimming pool completes the property.
The so-called "hunting lodge" is discreetly set back from the house. This three-storey building is flanked by a square tower offering a panoramic view of the vegetable garden and surrounding countryside.
A garage, a workshop and a large greenhouse follow.

The stately home

The perfectly symmetrical rendered facades have numerous large-paned windows with dressed stone corner quoins. The hip slate roof with ridge finials is topped in the centre by a bell tower and features a gabled dormer window. The two wings at right angles on either side are topped with stone chimney stacks.
The bridle path runs towards the main south-west facing frontage, which is adorned with 19th century foliage carvings. The entrance is topped by a sculpted monogrammed coat of arms. The rear of the residence overlooks the parklands, which can be accessed via an approach stair. All the exterior spaces have been fully restored and are in a good state of repair.

The ground floor
Once through the main wooden front door featuring wrought ironwork, the entrance hall leads to the various rooms on the ground floor. The flooring is of cement tiles, and the walls are panelled. A glass double door opens onto the second part of the large hallway, which contains the main three-quarter turn wooden staircase, a lavatory and a storeroom. A second glass door leads to a double-entrance staircase providing access to the rear and the grounds.
To the right of the main entrance, a double door leads into a large sitting room with an impressive Louis XV-style black marble fireplace topped by an overmantel mirror. The ceiling is adorned with a gilded rose inthe same style. The room has retained its period features: straight strip hardwood flooring, ceiling rose, mouldings, wainscoting, Louis XV-style ironwork and high ceilings. Three tall windows providing natural light open onto the parklands. From the sitting room, a double door leads to a library with straight strip parquet flooring.
The entrance hall also leads to a dining room with panelled walls, a Louis XV-style black and brown marble fireplace echoing that in the sitting room, a straight strip parquet floor and three tall windows. Next follows the fully equipped kitchen including a welcoming dining area. From here, a door opens onto the swimming pool, located close to the manor house. There is a stone staircase leading to three vaulted cellars, also accessed from an external entrance.
The first floor
Served by the main staircase with its carved wooden banister, it comprises a landing leading to a shower room with window, five bedrooms, a walk-in wardrobe, a lavatory and a bathroom. Overall, the level is in good condition. In addition to the straight strip hardwood flooring, the bedrooms have retained a number of period features, including their marble fireplaces and mouldings, chandeliers and ceiling cornices. Each room is illuminated by tall windows that reveal views over the park. The double-glazed windows are in a good state of repair.
The second floor
Also accessed via the main staircase, this floor comprises various unfinished lofts. The flooring is of straight wooden planks. The roof and its timbers are in good condition.

The hunting lodge

Situated close to the residence, but with separate access, this three-storey building faces south-west and north-west. Like the main house, it has rendered facades and a slate roof. The lodge frames the central square tower on either side. All the surrounding grounds are in a generally satisfactory condition.
The 130 m² ground floor comprises an entrance hall with cupboards and two large rooms awaiting renovation, each with access to the parkland. The floors are laid with terracotta tiles. A wooden staircase leads to the four rooms on the first floor: two large bedrooms awaiting renovation, a bathroom and lavatory. Finally, the top floor of the tower offers a panoramic view over the vegetable patch and the grounds. From here, a door leads to an unfinished loft, where the roof frame appears to be in good condition.

The outbuildings

A garage and a workshop used for storage are adjacent to the hunting lodge. Nearby, there is a large new greenhouse.
In the meadow beyond the groves of trees, there are five horse stalls and a stable providing shelter for various animals.

The grounds

Covering an area of around 10 hectares in a single lot, the grounds include a number of different features, in particular: the bridle path, which offers a far-reaching view of the chateau, thickets, as well as box-lined paths and topiary mazes. A vegetable patch and an orchard complete the first part.
A large box-lined driveway bordering the groves leads to a vast meadow with access to the river. In the immediate vicinity of the residence, there is a swimming pool measuring approx. 10 m x 4 m, fed by a well.

Our opinion

Standing majestically at the end of the bridle path, this 19th century building is the perfect example of a stately family home. Completely renovated, it boasts a swimming pool, 10 hectares of grounds, meadows and horse stalls. These are just some of the features that will create a comfortable main residence or a holiday home one cannot wait to get back to, whatever the season. As for the hunting lodge, it opens up a world of possibilities for a variety of different uses.
