People visit La Londe-les-Maures for its golf course and its enchanting surroundings of wooded hills. Its coastal footpath is unique and unspoilt, stretching 10 kilometres and offering an exceptional Mediterranean backdrop by the sea. The beauty and diversity of the landscapes in this corner of France make your Provençal lifestyle here truly pleasant. By car, you can reach idyllic beaches in less than five minutes and the local golf course in barely 10 minutes. The chic coastal town of Saint-Tropez is only 30 minutes away. The vibrant city of Toulon, with its high-speed train station, is also 30 minutes from the property. And there are airports nearby too: you can reach Toulon international airport in just 20 minutes and Marseille international airport in roughly 1 hour and 20 minutes.
Description
The grand house
The house is made up of a main section, built in 1840, and enlarged westwards with an extension built in 1990. The whole dwelling offers a total floor area of 353m² and includes seven bedrooms. It has a vast terrace that lies by the south elevation and looks out at the garden. The extension, on the west side, has a conservatory upon which a first-floor terrace lies. This extension blends into the original section harmoniously. The interior door leading from the old section to the more recent extension could be walled up with a view to renting out the extension as a holiday home or guesthouse with bathrooms, a lavatory and three bedrooms, or simply in order to create a self-contained section within the family home. A separate entrance gate leads to a drive and garage.
The garden-level floor
The entrance hall, which has a cloakroom, has a floor of large stone tiles with small square inserts and a Provençal ceiling of timber and plaster. It connects to all the ground-floor rooms, which all have tiles of Estaillades stone. On the left, there is a living room, which is extended with a lounge that has a ceiling of exposed beams and a stone fireplace in which an insert is installed. The living room is bathed in natural light from two double-leaf glazed doors. On the right, on either side of a staircase with red terracotta steps and wooden nosing, there is a utility room and an office that could be turned into a bedroom. Straight ahead, there is the kitchen. It is a dual-aspect room that leads to the south-facing terrace. It has been organised into two spaces: one space for cooking, with electric appliances and storage units, and a convivial space for eating meals. The room connects to the house’s most recent section, which has a south-facing lounge with a conservatory, a pantry that leads to a cellar, and a spacious garage on the north side.
The upstairs
The first floor has six bedrooms: three in the old section and three in the more recent section. A large, south-facing bedroom with three windows has its own bathroom with a lavatory. Another one with two windows has a shower room with a lavatory. Two separate bathrooms and a lavatory complete the floor. Stone tiles cover the floor and exposed beams run across the ceiling.
The garden
The garden covers more than 4,500m² and forms a flat plot of land. A tree-dotted lawn beside the house extends from the east and south elevations. An age-old Lebanese cedar towers near a majestic eucalyptus tree and several cypresses, as well as olive trees and fig trees. The terrace is edged with many orange trees and clementine trees. The trees and plants are watered using water from the Canal de Provence. A swimming pool made of natural Bali stone lies near the house. It is 10 metres long and 5 metres wide. A sliding transparent shelter covers it and a heat pump warms it up. A pétanque court lies on a grassy play area too. Here, both young and old can have fun. Lastly, at the end of the garden, there is a garage in which four vehicles can be parked and gardening tools stored.
The vineyard
There have been vineyards in La Londe-les-Maures since antiquity. They surround the property and form an integral part of its history. An unbroken winegrowing plot covering half a hectare adjoins the property. It has the Côtes-de-Provence protected designation of origin accreditation for organically produced wine. This winegrowing plot still belongs to the property. The neighbouring vineyard estate cultivates this plot and, for this, enjoys a loan for use.
Our opinion
This grand, colourful house is a unique gem set in vast grounds. The delightful dwelling is elegantly understated in style and is bathed in natural light. It is nestled in a historical backdrop that is ideally located: in the heart of the vineyards of France’s beautiful Var department and only a stone’s throw from the sparkling Mediterranean Sea. The calm property is tucked away in natural surroundings. Its garden covers almost half a hectare. The haven offers seven bedrooms and a covered swimming pool. There is a wide range of comfortable spaces in this fine home. They either look outside at the bucolic environment or form cosy nooks. The place would suit a large family as a holiday home. Indeed, the sea and the port of La Londe-les-Maures are less than 10 minutes away. Yet the property could just as easily be a main home. Indeed, it is close to shops and amenities. Furthermore, it could be used to rent out guestrooms. Only minor work is needed to freshen it up somewhat.
