The property is nestled within wooded countryside and surrounded by cattle-breeding pastures, in the Hauts-de-France region. The former farmyard, located in the Pays de Bray region, is firmly ensconced within the Norman Oise landscape. Paris is 1.5 hours away via the A16 motorway, while Beauvais, its airport as well as its train station, which provides access to the capital in 1 hour and 15 minutes, is right nearby. In addition, the Manche coastline and Rouen are approximately 1 hour away by car, while the first village with local shops, schools and public services is 10 minutes away. Not only located within a bucolic setting, this property is is also close to practical urban conveniences.

Description

Surrounded by woods, meadows and fields, within a rolling landscape, the property is located at the end of a small village typical of the Pays de Bray. A former 19th-century farmyard, it is discreetly hidden at the end of a small road, accessible via a carriage door topped with a gabled roof and supported by two ancient brick pillars. This opens onto a rectangular central courtyard surrounded by a group of buildings including two dwellings and two barns.
The main dwelling, a farmhouse, has two storeys. Its courtyard façade is coated in light-coloured plaster and timber framing and punctuated by several small-paned windows covered by ultramarine shutters. The front door, protected by an eave, as well as the gabled roof in orangey flat tiles highlights the blue and white façades.
The back façade, facing the garden, repeats the same architectural blueprint, the only difference being the three gabled dormer windows on the rooftop and a forepart extending the farmhouse at its centre.
Located on the other side of the courtyard, the second house is an independent dwelling, completely different from the farmhouse. Perpendicular to one of the barns, it is built out of stone and brick, while its façade is also cadenced by small-paned windows covered by ultramarine shutters.
On the other side is an ornamental garden, extended by a large pasture with a wood planted with old oaks at one end.

The Farmhouse


The ground floor
A long entranceway leads to all of the rooms on the ground floor as well as the straight staircase that provides upstairs access. The original terracotta tile floors go hand-in-hand with the exposed beam and joist ceiling, while white wainscoting covers the walls. The living area repeats the same style with terracotta tiles, white walls and many exposed beams, including its visible wooden rafters with two trusses supporting the roof. This area includes a dining room, living room, with its understated wooden mantle, and a library space, all bathed in light by five windows. The kitchen, adjacent to the dining room, is divided into an eating area and a workspace, while a glass door opens directly onto the garden. Still on the ground floor, two bedrooms with their own bathrooms make it possible, for those who wish, to live on one single floor without using the upstairs.
The upstairs
At the top of the staircase, a central landing has a bedroom on each end, with nearly 20 m² apiece, as well as an office. These rooms, built into the roof space, are bathed in light by glazed dormer windows as well as picture windows on the house’s gable ends. There is also a bathroom on this floor.

The Second Dwelling


The ground floor
Adjacent to the entranceway, an inviting kitchen, looking out over both the courtyard and garden, is the heart and soul of this house with its terracotta tile floor, exposed beams and joists and multicolour tiles around the sink. This level also includes three bedrooms, two small ones and a larger one with its own en-suite bathroom, which mirror this same style: exposed beams and terracotta tile floors. In addition, a door provides convenient access to the farmhouse without having to cross the courtyard.
The upstairs
The staircase leads to the living room and the dining room, which cover a major portion of the upstairs. Both of these rooms have wide-plank hardwood floors, while a truss for the wooden rafters crowns the living room in which a television area was created to one side. This floor’s overall atmosphere is warm and inviting, and also includes two bedrooms (one facing the courtyard and the other overlooking the garden) as well as a bathroom.

The Outbuildings

Two barns encircle the courtyard. The smaller, open-air one, has a floor surface of 35 m². With a completely wooden structure, it is topped with a flat-tile roof and could be used as a carport for two cars. The larger one, with a floor surface of 50 m², is currently used as an outhouse. Once converted, it could be used as an event space for large receptions.

The Garden

With its natural pond where herons and other migrating birds like to stop and refresh themselves, the garden contains a rich variety of vegetation, including old trees – maple, lime, sweet gum, cherry, catalpa, ash, pine, cupressus, to name just a few. In addition to these magnificent trees, there are also plenty of flowers and, specifically, rosebushes and hydrangeas scattered throughout the garden.

The Pasture

Surrounded by a fence, it extends over an area of approximately 1.8 hectares and includes a shelter, water reserve and many shade-providing trees, perfect for a few horses. Located across from the farmhouse, it is hemmed in on one side by the edge of a forest.

Our opinion

A charming and peaceful renovated former farmyard located in an environment where the great outdoors radiates in all of its splendour. Alone, as a family or with friends, the two dwellings make it possible to imagine all sorts of combinations – including creating a holiday cottage in one of the dwellings and living in the other. Only 1.5 hours from Paris, this property guarantees a simple and peaceful life cadenced by nature, where all noise and commotion quickly fade away into a distant memory.
