Location

In the Ile-de-France region, within the southeast section of the Seine-et-Marne department, the property is located in the middle of the Bassée natural reserve. Approximately 100 kilometres from Paris, it is equidistant, by approximately ten kilometres, from Provins, a Unesco World Heritage site, and Nogent-sur-Seine, renowned for its restaurants that host epicureans for lunch or dinner along the banks of the Seine. The two cities propose all the services, shops and structures essential for daily life and have rail networks with train service to the capital. A bus stop in front of the property provides access to the Longueville train station in 15 minutes. The latter, along the Paris-Provins line, offers train service to the capital in 1 hour. Although the property is located along the river, it is a non-flood zone thanks to the Seine reservoir lake, which makes it possible to regulate the Seine’s output. A village 4 kilometres away proposes a corner shop, tobacconist and a bakery.

Description

Between a calm village street and the river, bucolic grounds are accessible via two gates: a main electric gate and a second one that provides access to a towpath. The main entrance opens onto a gravel courtyard, which is extended by verdant grounds on which a two-storey Brie-style farmhouse from the 18th century stands. Covered in climbing plants, it has plaster-coated façades with brick window and door surrounds.
The gabled flat tile roof has been regularly serviced and is punctuated by hipped dormer windows and skylights, while several small-paned windows and French doors open towards the outside.
Several outbuildings are located on the other side of the courtyard at the start of the grounds: a cottage and, adjacent to this, a garage as well as a woodshed. Behind the small house, a well with a pump provides enough water to maintain the outside spaces. Further on, in the middle of the grounds, a shed houses the garden equipment, while the swimming pool is located a little further on, sheltered from view by a hedge of thuja. Not far from here is also a chicken coop.
At the back of the grounds, facing the towpath, a boat hangar has direct access to the Seine via the second gate.

The Farmhouse


The ground floor
The house’s entrance opens directly onto the spacious living area divided into two open spaces with exposed beams and joists on the ceiling and square terracotta tile floors. A modern kitchen with brick walls and its own eating area is organised around a central island. From the latter, a quarter-turn staircase provides access upstairs, while the vast living room is adorned with a large stone fireplace equipped with a double combustion wood stove. With its triple exposure and a French door facing south towards the grounds, this room is bathed in sunshine throughout the day. Following on from the living room, the billiards room is decorated with a functional stone fireplace and hexagonal terracotta tile floors. The house’s future owners can decide whether to keep this room for billiards or adapt its use into something else.
A second entranceway with a terracotta tile floor leads to a bathroom with a shower and twin vanity sinks as well as a lavatory.
Adjacent to the house, but without any direct interior access, is a furnace room and a workshop with laundry room.

The upstairs
This floor contains a dual-aspect, luminous bedroom and office-library, both with hardwood floors, while a hallway makes it possible to descend to the lower level via an oak staircase. Opposite, is a room with hardwood floors and a hot water tank, currently used as storage-wardrobe. The rest of the space is divided between a cinema room, a tiled bathroom and a lavatory.
The basement
Very small, with 2 m², it can be used to store wine.

The Outbuildings

These are made up of a cottage, a garage, a woodshed, a storage space and a chicken coop as well as a boat hangar, which is located at the back of the grounds.


The cottage
Completely renovated two years ago, including its roof, this is intended as a rental. The ground floor, with terracotta tiles, is composed of an open kitchen with a refrigerator and a dishwasher, a living room of approximately 15 m², a shower room and lavatory. Upstairs, built into the roof space, the level is divided between a mezzanine and a bedroom with approximately 10 m² of floor surface. All of the building’s windows are double glazed.
The garage
Adjacent, but with no direct interior access, and a surface area of approximately 15 m², there is room to park one vehicle. It is located opposite the electric gate, which opens onto the street.
Between the garage and the cottage is a woodshed.

The store
On a concrete slab of 10 m², it houses the machinery for water and electricity.

The Grounds

Well maintained, they are unique thanks to a mixture of local and rare equatorial plant varieties. Plums, date plums, cherries, quinces, weeping willows, sweet gums, maples, truffle oaks, white pines, limes and birches are all planted here. Garden plants and flowerbeds, the geometries of which were skilfully designed, border a small shady Zen garden.


The swimming pool
Protected from view by a hedge and unheated, the chlorine-treated swimming pool measures 5 x 7 metres and has a tile rim. In addition, it has a maintenance shed of approximately 15 m², located nearby, which contains all of the equipment for the swimming pool.

Our opinion

Far from the hustle and bustle of Parisian life, an entirely renovated and authentic farmhouse with outbuildings, in a bucolic and very peaceful environment. The property’s unique setting, which seems to be both far from everything and, yet, still close to the capital by train, is complemented by its direct access to the Seine. There, along its banks, it is easy to imagine what it would be like to spend a serene and tranquil life here, flowing like “one long peaceful river”. This feeling is also facilitated by the full restoration of the main dwelling and the outbuildings, which will allow its future occupants to move in directly, without any renovations required.
