Location

In the Auvergne-Rhône-Alpes region, and at the centre of the Puy-de-Dôme department, the property is located between Clermont-Ferrand and Vichy, each approximately thirty kilometres away. In less than 10 kilometres, the town of Riom proposes all essential services, shops and facilities.
A region of the in-between, the property extends along the edge of a village located between the Puys mountain range and the Limagne plains, with the Livradois-Forez regional natural park to the east and the Volcans d’Auvergne regional natural park to the west.
In less than 10 minutes, you can reach the A71 motorway or the SNCF train station in Riom.

Description

The property rests against the slope of the plateau on which the village was built. Behind a wrought-iron gate framed by two Volvic stone pillars and flanked on the left by a pedestrian door, are the property’s outbuildings, made up of former farm buildings that open onto a courtyard, and include a barn, a former stable, garages and workshops.
In the centre of the parcel, the 18th-century house has three storeys. Topped with a hipped curved tile roof, which lies atop a Genoise corbel, the building presents a façade typical of the classical style. Plaster-coated and highlighted by Volvic stone window surrounds, it is punctuated by seven large-pane windows per floor protected by either solid wood, half-louvred or louvred shutters
The wooden front door, topped with a glazed fanlight, and also framed in Volvic stone, is set within an arched doorway, the keystone of which is decorated with a seashell.
To the south, there is a terraced garden, with the possibility of additional vehicle access.

The House


The ground floor
The front door opens onto a hallway, the floor of which is covered in hexagonal Volvic stones. To the right, it leads to a vast vaulted cellar, the extremity of which is carved into the rock. To the left, is the living room, illuminated by two windows and decorated with a stone fireplace. Next to it is the ancient dining room with its fireplace and Volvic stone floor, which communicates with a kitchen. The hallway extends towards a bathroom as well as the stairwell.
The upstairs
A large straight stone staircase leads to a hallway that provides access, on the right, to four bedrooms and a bathroom and, on the left, another bathroom with lavatory, a living room as well as a kitchen, which from a conservatory, opens onto a stone patio.
The attic
Formed by three adjacent spaces separated by partitions, they represent a space to be converted, bathed in light by nine windows, with a surface area of approximately 100 m².

The Former Farmhouse

Rectangular in shape and with a surface area of approximately 300 m², it houses the former stable, two barns and a workshop. Pigsties and a chicken coop are located on the other side of the courtyard.

The Garden

Accessible from the first floor via a patio, it provides a panoramic viewpoint from atop a retaining wall. With a surface area of approximately 800 m², this space is perfect for gardening, planting fruit trees or creating an ornamental garden.

Our opinion

An authentic residence from the end of the Ancien Régime whose southern façade has a remarkable panoramic view. Although in need of some significant restoration, its amiable architecture from the Age of the Enlightenment combined with the Auvergne way of life and its proximity to major cities in the department of Puy-de-Dôme, promise a high-quality residence for those who want to bring it back to life.
