Location

In the Manche department, at the mouth of a coastal river, the property is located in a rural Norman village, which contains small local shops and restaurants. Coutances is 15 minutes away, with a train station that allows you to reach Paris in 3.5 hours. The distance to the capital by car is the same via the A13 motorway.

Description

Built on grassy land, which is entirely enclosed with a tall granite stone wall, and a line of young evergreen oak trees, the edifice neighbours a 13th-century church as well as the vestiges of a fortified medieval castle, whose tower is still standing. The church, like the castle, are listed historical monuments. The rectangular presbytery dating from the end of the 19th century was built out of rubble stone and covered with a coat of cement, while its corners show glimpses of dressed granite. Its recently redone hipped slate roof is crowned with two tall symmetrical chimneys and its roof ridge is decorated with two finials. The house’s main entrance is located on the garden level of the northern façade and is framed by two windows, while three windows cadence the upstairs level. The southern façade includes three French doors on the garden level and three windows upstairs. Wooden louvred shutters protect the windows, which are surmounted by lintels. The western façade faces an outbuilding, surrounded by a stone wall that connects it to the house.

The Presbytery


The ground floor
The northern entrance opens onto a foyer covered in a mosaic of ancient terracotta tiles. Leading to two rooms, each with two windows and a French door on the south side, they have brick walls and cement floors. A wooden staircase leads to the first floor.
The upstairs
A landing with a window leads to three rooms, two of which have fireplaces and hardwood floors, while the third has a cement floor. A window floods each of these rooms in natural light. The landing also leads to a lavatory and a sink has been installed in a small central room.
The attic
This is accessible from a wooden staircase, and is bathed in light by a skylight to the east.

The Outbuilding

Made out of granite, its refurbished gabled slate roof is crowned on the south side with a chimney. The eastern façade contains three wooden doors, which open onto the ground floor’s only room. With a cement floor, the first half of this room is full height with a panelled ceiling, while the second half contains a wooden staircase, which provides access to a room with hardwood floors and a skylight.

The Garden

The grassy garden, enclosed with a high stone wall, is equivalent in size on both the north and south side of the presbytery. A straight line of evergreen oaks stands parallel to the stone wall.

Our opinion

Flanked by two almost millenary edifices that are listed historical monuments, this property accumulates numerous advantages, including an unobstructed view of the sea and a property with many landscaping possibilities. The elegant façade hides large volumes in need of renovation, which will enable its future occupants to reorganise it according to their tastes. As for the outbuilding, it could also be restored or extended towards the main building, a project already validated by an architect. The whole is perfect as either a secondary residence or a tourism-based project, on a site identified as one of the key assets of the local region’s heritage.
