Location

This property is located in the historical heart of Avignon, which is listed as UNESCO world heritage, is dotted with vast 17th-century townhouses and boasts imposing cardinals’ palaces from the era of the papacy. This human-scale, former public figure’s house is located in the northeast of the medieval city, in a residential neighbourhood, several minutes on foot from the shops and covered markets. The district, which is opposite the River Rhône and near to the university, underwent major redevelopment as well as sewage installation work at the end of the 19th century and then went on to become the setting for the famous festival founded by Jean Villard. The residence is surrounded by several theatres, and until recently it was used as bed and breakfast accommodation.
The city has three hospitals, five senior and junior high schools, a covered market as well as a wealth of shops and café terraces. From the quays, a shuttle boat can be taken to two islands on the Rhône.
Avignon is less than 25 km from the Alpilles Mountains, 40 km from the Luberon Mountains, 60 km from Mont Ventoux and 55 minutes from the sea via the N572 road. Lastly, the city also has an airport and two stations, from one of which high-speed TGV trains can reach Paris in 2 hours 40 minutes.

Description

This two-storey building is oriented east to west and is often mentioned in local tourist guides thanks to the large floral frieze on its façade and its rounded balcony. The interior is tucked away behind multiple leaf louvred shutters.
With floor-space of around 250 m², the edifice is laid out in a similar way to traditional bourgeois residences. The central entrance door is framed by tall windows, while the attic level has more discrete openings. All the windows are double glazed.

The house


The ground floor
The property is classically laid out. The entrance hall and its glazed interior door with glass cast inlays leads to a living room and a dining room that opens into a vast, modern and fitted kitchen, situated at the rear of the house. A large office is adjacent to the lounge and light streams in through several frosted glass windows that overlook the courtyard. Indeed, the whole house has a very bright ambiance. The flooring is made up of remarkable cement tiles with typically Belle Époque patterns. The white, limewashed walls, also boast painted wainscotting in the reception rooms. The stucco ceilings are decorated with moulded elements and the interior doors are all made of oakwood.
The first floor
The layout of this level is simple and functional: two bedrooms with a bathroom overlooking the street and another bedroom opening towards the patio. The flooring is made up of period cement tiling, with a traditional red and white interlaced pattern. The walls are limewashed and painted in warm tones. The ceiling of the stairwell is decorated with stucco and marble fireplaces can be found in the bedrooms, which are all fitted with heating and air conditioning. The windows are double glazed.
The terrace
This spacious patio has a surface of around 30 m², is adorned with plenty of foliage and can be covered entirely by an electric roller blind to protect from the hot summer sun if required. The vegetation hides it from any prying eyes and it also boasts a summer kitchen.

Our opinion

This elegant Belle Époque residence is located a short walk from the theatres and historical monuments of the ‘papal city’. This human-scale house is comfortable and offers easy living, boasting a pleasant patio to enjoy the warm sunshine of summers in Provence. It is ready to be moved into immediately and it would be an ideal base for a family or could be used as an authentic holiday home, a short walk from schools and shops. The future owners could also choose to continue with offering bed and breakfast accommodation, surfing on the peak seasonal wave that accompanies one of France’s biggest festivals.
