55 km south-east of Paris, Porte d'Orléans, with easy access via the A6 motorway, the house will be situated on the edge of Barbizon in the heart of a 2.5 ha planted and landscaped estate. This ecosystem will include seven contemporary and ecological forest houses in VEFA (sale in future state of completion) as well as a 1920s Grand Villa. The shopping streets of the painters' village are 4 minutes away by bicycle or 15 minutes on foot. The residents of this development will enjoy private access to the Fontainebleau forest. At the bottom of the garden, two wooden gates will provide access to a pedestrian path, "Le Chemin du Bornage” (the perimeter road), which meanders between the forest and the most beautiful Barbizon villas. This path leads directly through the woods to the central "Grande Rue" of the village or, further into the forest, to the Elephant Rock and to many other outstanding natural sites.
Description
In this natural complex, private and shared spaces will alternate discreetly thanks to plant boundaries so that privacy is preserved while being complemented by spaces dedicated to community interaction. An automated gate, accessed from a small village street, will provide vehicular access to a driveway with an organic surface running along the left-hand side of the park, serving the houses and continuing all the way to a parking area. At the other end of the estate, a soft mobility access to the forest and the village will be created via two wooden gates from the perimeter road bordering the Fontainebleau forest. Each of the eight houses in the development will have a private garden of around 1,100 m² for the VEFA houses and 5,800 m² for the Grande Villa, as well as a private car parking area. An eco-efficient swimming pool relying on Biotop filtration and shared vegetable plots will be at residents’ disposal. A large alley bordered by plane trees crosses the Lisière estate from one side to the other. It will be dedicated to pedestrians and bicycles to allow residents to circulate peacefully.
The houses
The passive bioclimatic architecture strategy adopted for the project is based on a unique and sustainable construction concept using wood, which guarantees the aesthetic and environmental harmony of La Lisière. In addition, all the materials used are bio-sourced or geo-sourced, for a reduced carbon footprint: wood fibre or hemp wool insulation, wooden joinery, wooden cladding, etc. Rainwater is collected for irrigation and there will be an underfloor heating system. In accordance with the architectural specifications, a number of options will be offered to buyers who will be able to adapt their house to their lifestyle and taste. The houses will offer a flexible floor area of between 135 m² and 190 m².
The interior layout can be adapted to suit your lifestyle choices:
- two levels or open volume with partial or total double height,
- 1 to 4 bedrooms with master suite or dormitory,
- a workshop, fitness room, sauna, etc.
- a kitchen open to the surroundings,
- a dining room for two or up to twenty people,
- a living room with a central fireplace,
- converted or free attic space.
The purchaser will also be given a range of options for the exterior look, including: a pitched or inverted roof, natural or stained facades, round, rectangular or square windows, roof, half-height or garden level terraces, covered or uncovered. The same attention to detail will be given to the garden designed by the Laverne landscape agency.
Our opinion
The most appropriate terms for this green property development seem to be "unique" and "future-focused". “Unique” because it subtly combines opposites that are often contradictory: privacy and calm with community and sharing, nature with city, comfort and aesthetics with energy sobriety. The term "future-focused" is also appropriate because this project, at the cutting edge of contemporary architecture, opens the way to the future organisation of urbanism, between personal fulfilment and safeguarding collective interests.
