This property is located at the convergence of the Charente and Charente-Maritime areas, on the outskirts of a village 15 minutes from the spa town of Jonzac, in a landscape mainly made up of classed vineyards that enjoy a gentle and moderate climate. All necessary services, shops and facilities can be found nearby. Cognac is 30 minutes away, while it takes 35 minutes to reach Angoulême, from where high-speed TGV trains put Paris within 1 hour and 50 minutes’ reach. Bordeaux is 1 hour away by car, as is Royan and the ocean. A junction on the N10 dual carriageway is 10 minutes away, meaning Paris can be reached in 5 hours by car.

Description

The property, in the middle of tree-lined, fully walled grounds, is built in a U-shape, which is closed by a wall with an entrance door to the southeast. The roofs are made of half-round terracotta tiles. The ashlar façade, with a belt course, of the 2-storey home faces southwest and is topped by a hipped roof. The main house’s outbuildings are situated to the rear, around the courtyard.

The house

This two-storey house topped with a roof of half-round terracotta tiles and built with ashlar stone has five vertical rows of openings with the main entrance in the centre. The two levels are underlined by a belt course cornice. To the left of the façade, there is the single-sloped roof of the outbuildings, beneath which there is a bedroom with an en suite shower room.


The ground floor
The main entrance opens into a hall with light-coloured tiling, featuring a door to the left and another to the right. At the end of the hall, there is a wooden, quarter-turn staircase. The door on the left-hand side opens into the dining room with exposed beams painted in white as well as sand-coloured walls. This room boasts a fireplace and plate warmer that are typical of the Charente area. The dining room is followed by the kitchen, with its exposed rubble stone walls and high ceiling, in which there is a bread oven. From the kitchen, a door opens into a hall leading to a bedroom in the south-southwest wing of the house, with a sloping ceiling. A long row of storage units and a shower room with mosaic tailing and a walk-in shower complete this bedroom. The door on the right-hand side of the entrance hall leads to the lounge, which also has a typically Charente style fireplace and a second plate warmer. From the lounge, after a step down, a stone arcade leads into a large office and then a laundry room with a shower room and access to the boiler room, cellar and other outbuildings: an outhouse, a workshop, a barn and a garage, all of which boast direct access outside.
The upstairs
This level is made up of a landing leading to two large bedrooms with dimensions typical of Charente style houses, as well as a bathroom and separate lavatory. The rooms are bathed in natural light thanks to the tall windows in the southwest facing façade.

The outbuildings

These buildings form a U-shape with the main house. The barn, outhouse and workshop are all interconnected and have doors that open onto the grounds and the patio. The buildings are made of rubble stone with ashlar window and door frames, boasting the traces of shell fossils, which are frequent in constructions in the Charente area. Two barns with surfaces of 108 m² and 107 m² are used as a garage and extra workshop. From the small, 35-m² workshop next to the cellar, a staircase leads to a vast, roughly 120-m² space below the roof.

The garden

The trees in the garden are mostly maritime pines and oak. The grounds surround the property and extend to a stream running alongside the property to the west. Near to the stream, there is a duck pond surrounded by oak trees. To the southeast, the walls of old pig sties are now hidden behind flower beds. Further away, on the edge of the property, there are bamboo hedges. Beyond the patio, facing the house, there are thickets of New Zealand hemp and bay trees.

Our opinion

This understated property is in a tranquil setting away from other houses, peacefully tucked away in the middle of nature. It stands out thanks to its bucolic aspect around the outbuildings and a bourgeois side overlooking the patio. The main house already boasts the comfort necessary to be used as a main residence all year round, allowing new occupants the time to think about how the outbuildings could be converted. The quality of the rubble stone and ashlar constructions and the property’s location near to Jonzac, Cognac and Angoulême are all further assets.
