Location

In an area where detached houses predominate, the property is located on one of the town's main avenues. Description

The property consists of two semi-detached houses that have been joined together. Now perfectly combined, they form a single unit. The main facade overlooks the avenue, which is tree-lined on either side.
Built of lime-rendered rubble masonry, it has three storeys, one of which is in the roofspace. It has a three-pitched slate roof with dormer windows. On the street side, the windows are evenly spaced, with the entrance door in the centre of the ground floor. Each of the French windows on the first floor is protected by a wrought-iron balcony. The corner quoins, window surrounds, cornice and roof dormers are of tuffeau limestone. The rear facade is extended to the east by a wing set at right angles, with a conservatory and terrace in the corner.
On this side, the building opens onto the garden with swimming pool and guest house surrounded by a schist wall.

The main house


The ground floor
A door on the street side opens onto a double entrance leading to a large sitting room, a lavatory and two passageways. One of these leads to the main wooden half-turn staircase and to a small sitting room and a dining room. The other passageway, which also features a secondary wooden staircase, leads to a study and provides access to a cellar. The dining room connects to the open-plan kitchen, which also has a scullery. The kitchen opens directly to a large sitting room, featuring double glass doors leading to a conservatory and terrace.
The floors are laid with terracotta tiles in the two entrances and travertine in the dining room. The sitting rooms have straight strip oak flooring and the study herringbone oak. The small sitting room, dining room and study all feature marble fireplaces. The walls of the sitting room and study are half-panelled. Finally, storage spaces have been created in the dining room and under the main staircase.
The first floor
The landing leads to five bedrooms, one with a shower room and another with a bathroom and lavatory. Next follow a bathroom and a lavatory. All bedrooms have straight strip hardwood floors. They all include wooden fireplaces.
The attic
Served by the main staircase, the landing leads to two bedrooms, each with its own shower room and toilet, one of which has yet to be completed. The secondary staircase leads from the landing to the linen room and a 16 m² attic.

The guest house

Situated at the bottom of the garden, it comprises a main room serving as kitchen-living-dining room, a shower room with toilet and a mezzanine bedroom.

The outbuildings

Abutting the scullery, a small building measuring around 4 m² houses the gas boiler and washing machines. In the garden, a shed measuring around 6 m² is used for storing tools. There is a cellar of approx. 10 m² under the house. Next to the house, there are also two garages for sale (€20,000 each).

The garden

Entirely enclosed by schist walls, lawned and planted mainly with shrubs and flowerbeds, it conceals a swimming pool with heat pump, edged with flagstone decking. There is an automatic watering system and electric lighting.

Our opinion

Spacious and close to the lively centre of Angers, this elegant townhouse is ideal for a large family looking for space. The overall structure is in good condition, although some of the interior fittings and decorative features need to be updated. The fully equipped guest house provides accommodation for a student or for visitors passing through. Quiet and sheltered from prying eyes, the garden and heated swimming pool add to the comfort and convenience of this functional property.
