Location

Located on a calm no-through road, within the residential and verdant neighbourhood of Cap-Brun, the property is located on the south-eastern border of Toulon. The stops for the bus, which leads to the city centre and the lively neighbourhood of Mourillon, are 250 metres away, while the region’s large beaches are less than 2 kilometres away and the closest unspoilt cove is only 600 metres away.
For farther-flung travel, the high-speed rail station in Toulon, ten minutes away by car, makes it possible to reach Paris in 4 hours, whereas the Toulon-Hyères and Marseille-Provence airports are 30 minutes and 1 hour and 15 minutes away, respectively, via the motorway.

Description

The automatic entrance gate opens onto a cobblestone drive of approximately 50 metres flanked on either side by two garages. Next, on the left, is a small stone outbuilding with a laundry room, followed by a shaded patio surrounded by a metal fence, the kitchen’s large bay window with its glass roof and, finally, a hexagonal fountain located in front of a porch supported by two Greek-style columns, under which a door provides access to the living room and the older part of the dwelling. The walkway continues on with several cobblestone steps along the more recent portion of the house, accessible via a separate entrance, before finally reaching a small courtyard next to a red-painted outbuilding with a curved wall, where a separate studio flat was created.
Further on, towards the south, is the garden with its original-shaped swimming pool, from where one can easily distinguish the older part of the building, located on the right. With a barrel tile gable roof, it has an immense Napoleon III-style conservatory with a brick foundation and glass panels mounted on metal frames, which are topped with a finely crafted festoon. On the left, the more recent construction, probably from the 1980s, which communicates with the former from the interior, has three storeys and is crowned with a barrel tile hipped roof, which is, in turn, highlighted by a double genoise cornice. Punctuated with large arched windows on its two lower levels, the one on the first floor opens onto a wide balcony with a metal guardrail, while the second floor also has two small curved balconies located on either gable end in addition to the two windows on the building’s main façade. Lastly, a stonework canopy, supported by columns and designed to resemble the entrance porch located to the north, has a tile roof and a red-painted lintel.
As for the garden, planted with trees, it guarantees total privacy for the patio and swimming pool area, while the five bedrooms, including the studio flat, each have their own bathroom or private shower.

The Older Part of the Dwelling

From the columned porch, a large small-paned glass door opens directly onto a living room of more than 60 m². With visible wooden trusses, varnished beams as well as joists and parefeuille ceiling tiles painted white with red highlights, this sunny room has a large picture window, which looks out onto the conservatory, as well as skylights placed above the mezzanine to the west, used as a study. With terracotta floor tiles, the living room area has a wide white stone fireplace, whereas the conservatory of nearly 50 m² with its atelier window characteristic of the time period, acts as a natural extension of the living room towards the garden and swimming pool. In addition, the conservatory includes a large southern wall made up of glass panes fitted within green-painted metal frames, side walls built out of exposed stone and a convex roof composed of translucent panels, while a doorway to the west leads to the only bedroom on the ground floor, located in the dwelling’s more recent section. Lastly, the fitted kitchen, to the east of the living room, is bathed in light by an enormous bay window with a glass roof and bordered by a shaded patio of nearly 23 m² with red-painted walls. Separated from the drive by a metal fence, the latter is then extended by a laundry room and a utility room located in an old outbuilding.

The 20th-Century Extension


The garden-level floor
This floor is separated into two distinct sections: a bedroom with views of the garden and its own bathroom can be reached via a small hallway from the conservatory, while the immense entryway, with the staircase to the two upper floors, is accessible either from the front door or from the living room via another small corridor. As for the bedroom, of approximately 33 m², it opens onto the exterior patio via a large sliding glass door and includes a sizeable wardrobe. With grey hardwood floors, the bedroom’s walls are painted white, grey and yellow and its private shower room with lavatory is decorated with both light and dark grey wall tiles.
On the other side of the house, the sunny entryway, with terracotta floor tiles, a picture window that looks out onto a small courtyard to the south and an adjacent guest lavatory, is large enough to be used as a small sitting room, whereas the staircase to the upstairs floors, clad in terracotta tiles as well as wooden nosing, is safeguarded by a brass bannister.
The first floor
This floor is primarily made up of a second bedroom, with approximately 24 m², which opens, via a wide sliding glass door onto a balcony of the same size with finely crafted wrought-iron guardrails. With its walls and ceiling painted white, it has the same terracotta floor tiles as the living spaces and includes a frosted glass wardrobe spanning the entirety of one its walls, while, opposite, two doors open onto either a shower room with a lavatory decorated in dark grey tiles or a walk-in wardrobe.
The second floor
Past a small a landing that provides access to this floor’s lavatory, this level contains two bedrooms, each with their own small bathroom. Bathed in light thanks to a pair of casement windows safeguarded by a guardrail to the south, each bedroom also has, to one side, a glass door that opens onto a small semi-circular balcony. With views of the mountains surrounding Toulon from the eastern balcony, the bedrooms on this floor have walls painted white or in brighter hues, which match perfectly with the light colour of their contemporary hardwood floors.

The Independent Studio Flat

With approximately 35 m² and in the shape of a quarter circle, it is located in the northwest corner of the property. In addition to its living room and corner kitchen, crowned with visible wooden rafters and illuminated by glass doors on two sides, this flat also includes a shower room with lavatory, which, in turn, has its own small window. Although primarily painted in light-colour tones, one of the walls and the kitchen backsplash are painted dark grey.

The Garden

Located to the south of the house, opposite the large drive which runs along the property’s northern side, the garden is organised around the free-form swimming pool and includes several patios, small dry-stone terraced gardens and a boules’ court on its southern end. With hedges and medium-height trees planted along its periphery, it is shielded from the property’s neighbours and completely private, while a tall cypress tree, a few flowerbeds and a clump of small palm trees embellish the house’s exterior and edges of the swimming pool.

Our opinion

Resulting from the subdivision of a larger estate that also included the neighbouring building, this unique property with its original spatial layout, was given, over time, a tasteful extension as well as details borrowed from Ancient Greece and a very contemporary bay window for the kitchen, all in an assortment of colours that creates an interplay of contrasting harmonies. The whole, which was designed in order for one and all to appreciate the surrounding peace and quiet, is not only sizeable enough to house a large family or friends in complete comfort, each with their own living space, but also fosters conviviality with its immense living area, formed by the sitting room and conservatory, which looks out towards the garden’s verdant oasis.
