Location
Located near downtown Angers, in a residential neighbourhood near the Université Catholique de l’Ouest and the Parc du Pin, the house is located at the end of a private no-through road. The main shops and services, including two weekly farmers markets on the place Lafayette, are accessible by foot. In approximately 15 minutes, the high-speed rail train station connects to Paris in 1.5 hours, with a dozen trains leaving and arriving per day. In addition, the closest tramway station is 10 minutes away, providing access to the train station and downtown area.
Description
Built at the end of the 1990s, using blueprints designed by the premises’ first occupant, the house has two storeys. The edifice is made up of the rectangular central body, framed in the back by two side pavilions connected via a projecting forepart. The main dwelling is covered with a hipped roof, while the side pavilions have Mansard roofs and the forepart has a gabled roof, all in slate. In front of the ground floor and on the first floor of the forepart, two patios have been created.
In front of the main dwelling and at a right angle, another pavilion houses the garage and the underground cellar. This is covered in a slate Mansard roof and defines one side of the patio that connects to one of the back pavilions.
The House
The ground floor
The entrance hall provides access to a cloakroom with a sink and lavatory, a living room extended by a dining room, a sitting room, a bedroom with en-suite bathroom and lavatory and a laundry room. Also in the entrance hall, a travertine quarter turn staircase with a wrought-iron handrail leads upstairs. Both the dining room and living room communicate with the kitchen, and an office is located off of the living room. The dining room, kitchen, living room and office all have direct garden access via French doors. The bedroom and laundry room face the approximately 22.5-m² patio. Stained glass decorates either side of the front door as well as a one of the walls of the dining room and living room. The floors are in travertine marble in the entrance hall and tiled in the other rooms.
The upstairs
A star-shaped landing leads to four bedrooms, a bathroom, a shower room and lavatory. Two of the bedrooms have direct access to an approximately 10-m² patio. They also each lead to the attic space located under the Mansard roofs of the back pavilions, with a surface area of approximately 23 m² and 20 m², respectively. There are hardwood floors throughout.
The Outbuildings
These include a garage with approximately 32 m² adjacent to the house, with an underground cellar of approximately 26 m² and a 10.5-m² workshop, which links the driveway with the garden.
The Garden
In front of the house, the landscaped courtyard is planted with a camellia, hydrangeas and various shrubbery. It also includes enough space to park several vehicles. Behind, the façade is bordered by a patio and extended by a lawn, itself surrounded by trees and shrubbery, including a magnolia tree, palm tree, rosebushes and hydrangeas, etc. Entirely enclosed, this space provides remarkable views over the trees of the surrounding gardens and grounds.
Our opinion
Surrounded by peace and quiet and, yet, located close to downtown Angers, a luminous residence, with great exposure, as elegant as it is discreet. Its interior volumes are generous and intelligently arranged in order to create a home conducive to family life, with many windows and glass doors facing an enclosed and intimate garden. With its private road, the property makes the most of a safe and sheltered environment. In good overall condition, the property could benefit from a few minor repairs, at the future occupants’ earliest convenience.
