Essential everyday shops, services and amenities can be found several kilometres away. Thanks to the railway station very close by at Montereau-Fault-Yonne, Paris can be reached easily.

Description

It boasts a monumental, open-hearth fireplace and stands above a basement running under the house’s full length. Light streams through the many windows, creating brightness enhanced by the flooring of light-coloured stone slabs. This room boasts underfloor heating. To the left, the dining room stands next to the kitchen. Lastly, a small corridor leads to an office. All the rooms have French windows that open onto the garden and the large patio that occupies the space in front of the eastern part of the house. From the kitchen, a door opening onto the outside leads to a utility building as well as an annex including two bedrooms and a bathroom.
The upstairs
This level includes four bedrooms: two facing west, overlooking the towpath and two others facing east, overlooking the grounds. The landing and an attic room are used as a sitting room. A bathroom, shower room, lavatory and several fitted cupboards complete this very functional level, which is in good condition.
The basement
This level can be reached via the staircase located in the entrance hall. It is made up of a utility room with a white tiled floor, a wine cellar and a vast room used for storage space.

The garage

This recent construction has an attic level that could be converted. The ground floor is taken up by two garages, a workshop and a storage room. Outside, a perpendicularly set lean-to protects logs for the fire from inclement weather and is adjacent to a room housing the heat pumps.

The garden

A number of water taps and electric sockets are spread around the grounds, which are perfectly maintained.

Our opinion

This is a select and secret address, in a timeless landscape worthy of a film setting. It is not rare for the passers-by enjoying a walk along the old towpath to ask the residents if any of the properties are for sale. This is only natural, given how rare it is to find such a little paradise on earth. This generous property offers itself to new occupants to continue in its current vein or be reinvented, according to their desires. The layout of the buildings makes it suitable as a main residence but the size of the grounds could be ideal for a family seeking a holiday home in the country where a swimming pool and tennis court could be installed. Its closeness to the Île-de-France region is a further asset.
