Location

Description

The property includes two houses surrounded by grounds of approximately 8,000 m², bordered on one side by the Garonne River flowing towards the city and, on the other, the road running alongside the river. The first house, which dates from the end of the 1930s and requires some renovation work, has a floor area of 224 m², while the second, built at a later time, but inspired by the same architectural style, has a floor area of 136 m². Both are extended by a patio and face the grounds that gently descend towards the banks of the Garonne.
The property is accessible via two entrances from the road that runs parallel to the river and leads to the city centre, while an exterior private parking area adjacent to the property has enough room to park five vehicles. The first entrance opens onto a landscaped space, where it is also possible to park a car, and from which a path using irregular cut stone, in the Ancient Roman style, leads to the main house.
Alongside the landscaped garden softly descending towards the river, the first house on the right includes a cellar, ground floor, upstairs and an attic space. A patio abuts its western façade and provides a vertiginous view of the carefully maintained garden, followed by the Garonne River peacefully flowing towards Toulouse. The path then continues and goes past a covered agricultural storage building, which has enough room for three more vehicles, followed by a French-style landscaped garden before ending with a green lawn in the middle of which lies the rectangular turquoise blue swimming pool.
The second house is located in the property’s southeast corner and includes a cellar, ground floor, an adjacent garage and an upstairs, while its patio overlooks the lawn descending towards the river. Like the main dwelling, its understated faux timber-framed and plaster-coated façades are cadenced by a variety of rectilinear windows, while its overhanging gabled roof is covered in barrel tiles.

The First House

This building is located at the end of the path, which starts in the parking area and is bordered by a shady pergola. The building’s architecture is typical of the Neo-Basque style, which was in fashion in south-western France, especially Toulouse, in the first half of the 20th century, influenced by “Ramuntcho”, a romance and adventure novel written by Pierre Loti. In characteristic fashion, an asymmetrical roof crowns the house’s gable ends, one of which is shrouded in Virginia creeper. The façades’ faux timber framing, wooden wrap-around balconies and guardrails are all painted green, while its protective eaves are wood-panelled.


The ground floor
Once past the threshold, the house is laid out in a circular pattern, with an office on the left, followed by a kitchen. On the right is a large living room whose windows face the patio, the garden and the Garonne River in the distance, acting as the focal point for this magnificent view.
The upstairs
From the ground-floor living room, the L-shaped staircase leads to this level, which includes four bedrooms and two bathrooms. The staircase then continues up to the last floor, which includes a sizeable and convertible attic space.

The Second House

Past a covered garage to the left, the path continues until the second house, more recent and smaller in size than the first. However, it was also built in the same Basque style and the colours of its walls and shutters recall those from the first house. It is bordered on the garden side by an expansive patio, under which a vast basement level is accessible from two sides.


The ground floor
The front door opens directly on a large living room with kitchen, which is followed by the hallway that leads to two bedrooms facing the patio. A garage, accessible from the laundry room, abuts the back of the house.
The upstairs
From the ground-floor hallway, a staircase provides access to the upstairs, which includes two rooms, the total floor area of which corresponds to about half the size of the ground floor.

The Grounds

One of the property’s major assets where centenary oaks and horse chestnuts stand side by side with bay laurels, acacias and banana trees, it includes three distinct spaces: a piece of land situated alongside the river, characteristic of the Garonne’s riverbanks and its verdant fauna, which is then followed by a French-style landscaped garden, harmonious and symmetrical, the topiaries of which have been preserved and aligned with the plunging view of the river, which is visible from the patio, living room and two of the four bedrooms in the main house. Towards the back of the grounds, adjacent to the second house, is a carefully tended lawn with a swimming pool in need of repair, while a large greenhouse is located near the path connecting the two houses. It should be noted that the portion of the grounds bordering the river belongs to the public domain; its maintenance therefore is not the property’s responsibility. However, the property does benefit from exclusive access to this strip of land.

Our opinion

This charming property alongside the Garonne River, guarantees enchantment with its grounds divided up into different spaces, each with their own singular atmosphere, creating harmonious compositions with a symphony of verdant plants. In turns, a riverside oasis, landscaped garden and a relaxing Eden, the property is bordered by abundant, but tamed nature. The two houses in the Neo-Basque style appear to be perfectly synchronised with this idyllic environment and could welcome one or two families looking for peace and quiet, after some renovations and upgrades to meet modern standards of comfort. The property’s proximity to Toulouse, its drawing power and public transportation services, also make it possible to imagine creating business or holiday accommodations here or any other activity related to dining or the service industry.
