Location

The property lies in a calm neighbourhood in a village in France’s Loiret department, in the Centre Val de Loire region. According to legend, the French saint Maximin de Micy, also known as Mesmin, slayed a dragon in a cave in the village in the 6th century. At the time, the village was called Béraire. The village is nestled in a Natura 2000 conservation zone. On its many archaeological sites, remnants from the Gallo-Roman period to the Early Middle Ages have been revealed. The city of Orléans is only five kilometres away. Orléans offers many shops and amenities. From its train station, you can reach Paris by rail in about an hour.

Description

The house stands in the plot’s southern corner. On one side of it, there is a cul-de-sac. And on another side, there is a footpath that runs alongside the River Loiret. A garage adjoins the house’s northern elevation. This garage leads straight out onto the road. A large shelter adjoins the garage in line with it alongside the road. Near this shelter, there is a court where vehicles can be parked. From this court, you can enter the house. A second gate beside the southern elevation leads into the court. You enter the house via its entrance door straight from the road. The dwelling was built in 1876, as a stone plaque on the facade states. It has a ground floor, a first floor and a second floor and it is made of stone and brick. A slate mansard roof crowns the house. Dormer windows punctuate this roof. The ground floor and first floor face east and west. The second floor faces south. Large-paned windows fitted in ashlar surrounds bring natural light inside the dwelling. A landscaped garden that covers around 6,000m² stretches from north to south beside the River Loiret. There is a swimming pool in the garden.

The house


The ground floor
When you enter the house through the front door, you step straight into a lounge. This lounge features a fireplace of sculpted stone. The room has a terrazzo floor. Five windows and a fanlight bathe the lounge in natural light. Opposite the entrance door, a winding staircase made of wood leads up to the first floor. Behind the stairs, a door leads into a living room. Its windows are fitted with shutters and face east. To the right of the living room, a corridor connects to a lavatory, then to a kitchen with a central island unit and to a dining room. Three sets of French windows offer sweeping views of the landscaped garden and fill the room with an abundance of natural light thanks to its south-facing position. Opposite the windows, there is a corridor fitted with storage spaces that have oak doors with mouldings. This corridor leads to a boiler room that also serves as a utility room. At the end of the dining room, there is a bedroom. French windows lead straight out from it into the garden. The bedroom has a shower room with a walk-in shower.

The first floor
The winding oak staircase leads up to the first floor. On one side, there is a bathroom and two bedrooms, one of which takes you to a loft with a floor area of around 100m². This loft could be converted. On the other side, there is a bedroom with a lavatory. This triple-aspect bedroom has four windows fitted with shutters. Oak strip flooring extends across both the upstairs floors.

The second floor
The landing connects to a fifth bedroom, which is also a triple-aspect room. At one end of the bedroom, a door leads into a room designed to become a bathroom.

The outbuildings

A garage leads straight out onto the road. An open-sided barn adjoins it with a lean-to behind. And an old storehouse stands by the court on the north side.

The landscaped garden

The landscaped garden was entirely redesigned from 2018 onwards to blend coherently with the house and its surroundings. The various clusters of plants are ideally suited to strolls down the paths from one season to another. Local varieties of trees and plants have been given pride of place. These include magnolia, maples and linden trees. They tower alongside an American strawberry bush, a Judas tree and crape myrtles. There is an abundance of flowers. These flowers display an extraordinary range of colours and shapes. The colours of myosotis, crocuses, tulips, cyclamen and around 250 rose bushes combine well with the different shades of the foliage. Rows of irises edge a path that leads to a swimming pool. This pool is 12 metres long and 4 metres wide. The blossoming of these irises heralds the start of the swimming season. Evergreen hedges surround the garden to preserve the cosy atmosphere here.

Our opinion

This grand 19th-century house has been entirely restored with respect for its noble materials and its period of construction. You can easily settle into this delightful dwelling quickly. The house’s position and many windows bathe the interior in natural light. In the landscaped garden, you can enjoy pleasant strolls between clusters of plants, often beneath flocks of migratory birds. This lush outdoor space in absolute calm is conducive to relaxation. And the property’s location in a Natura 2000 conservation zone means that its natural surroundings are home to extraordinary fauna and flora.
