Location

In the heart of the Centre-Val de Loire region and in the southern part of the Loir-et-Cher department, around 50 km from Blois, the property lies between Sellessur-Cher and Saint-Aignan, which are around 5 and 10 km away. Paris is 2.5 hours away by train and 3 hours by car. The house is less than 1 km from the village centre, which has a few shops. A major centre for the flint industry, the town was famous for its flint quarries.

Description

Just off a country lane, the property is accessed via an iron gate that opens on to a lawned courtyard. The house is to the east, while some of the outbuildings are opposite to the west. These consist of two buildings with tiled roofs. The dwelling was built in several stages: firstly, the original tufa stone section, in the early 19th century; then a rubble stone extension was later built at right angles to the original. Topped by gabled tiled roofs with dormer windows, the facades are rendered and have several windows which are framed by carved tufa stone. With a total surface area of 130 m², it has two storeys under the rafters. The first part of the house opens onto the courtyard, while the second opens onto both the courtyard and the garden. The entrance is to the north and the two main outbuildings close off the garden to the west. It extends from the courtyard and faces south. The other outbuildings are south-east.

The house


The ground floor
The first entrance door opens onto a dining room with a black marble fireplace and mirror overmantel. At the back, an old kitchen has retained its original ceramic sink. The first room leads to a hallway with a shower room and toilet. A staircase opposite the front door leads upstairs. From here, a passageway leads to a living room with a wood-burner, which adjoins the kitchen and goes onto a study, where a patio door opens onto the garden. The ceilings have exposed beams, some walls have exposed stonework and the floors are covered in terracotta floor tiles. Finally, a second staircase leads to the first floor of the second part of the house.
The upstairs
In the first part of the house, the landing leads to two bedrooms and a shower room with a toilet. In the second part of the house, the staircase leads to a third bedroom with its own shower room. The rooms are all attic rooms, with partly panelled ceilings and partially exposed roof timbers. There is straight parquet flooring.

The outbuildings

There are two buildings with tiled gable roofs. The first is made up of several rooms and sheds, while the second is divided into a large room that could be converted, a porch and a shed. The five outbuildings have a total surface area of 200 m².

The garden

Near the entrance and the grassy driveway, there is a grassed area planted with shrubs including honeysuckle and roses. A large lawn has fir, cedar, birch and hornbeam trees at the back of the piece of land.

Our opinion

A small, typical rural house in a peaceful setting in a village that has managed to retain its dynamism despite the decline in its original booming activity. The architecture is simple and mostly rustic, although some ornamental touches have been added to the facades and roofs. The raw density of the materials and the irregularity of the shapes and textures stand out in the outbuildings. They could easily be converted into tourist accommodation, in a setting that is popular with ecotourism enthusiasts. The south-facing garden with its small forest is ideal, and the surrounding countryside around the house offers pleasant walks along the banks of the Cher or in the nearby forests.
